Senior housing can offer compelling investment opportunities. It also comes with risks that need to be understood before an acquisition.

For Praxis, that includes four areas in particular:

Operator risk: If an operator fails or loses its ability to operate, the property could lose its only tenant.

Interest rate risk: Acquisition financing uses floating-rate bridge loans, creating exposure during the bridge period and HUD refinancing process.

Refinancing risk: HUD proceeds may not be sufficient to fully repay the bridge loan, potentially requiring additional equity.

Health-related risks: Nursing facilities can be particularly vulnerable during events such as pandemics.

Senior housing investment isn’t just about the number of people who will need care.

It’s also about whether the market can add enough supply to meet that need.

In Iowa, the Certificate of Need process creates a significant barrier to new skilled nursing development. Facilities must reach 85% occupancy to qualify, while the state’s average census is 74%.

That makes the relationship between demand, available supply and regulatory barriers an important part of evaluating healthcare real estate opportunities.

Investors spend a lot of time evaluating what an asset can produce.

Data centers are a useful example.
