Tried the newest sweet stop in Manhattan Beach and yes, it was absolutely worth it🥧✨

Winston Pies has officially landed at Manhattan Village, and between the slices, matcha, and the very enthusiastic kid approval, I think we found a new favorite.

My pick? The pecan. So good.

I can usually learn a lot about a listing before I’ve made it through the first few rooms👀

The first 3 things I’m paying attention to:
1️⃣ The feeling: Light, flow, ceiling height, where your eye naturally goes. First impressions happen fast, and buyers feel them too.

2️⃣ What photographs well vs what doesn’t: A home can feel great in person but still need some thoughtful styling, editing, or furniture placement to translate on camera.

3️⃣ Where a buyer might hesitate: An awkward layout, deferred maintenance, a dark room, or even a small detail that could become a bigger objection later. I’d rather notice it early and decide how we’re going to handle it.

None of this means a home has to be perfect before it hits the market. It just means knowing what we’re working with so we can present it intentionally from day one🩵

That’s why I always tell clients not to choose a neighborhood based on reputation alone. Spend time there. Notice the pace, the errands, the weekend rhythm, the little things you’ll actually live with every day.

The right fit usually becomes pretty obvious once you picture your real life there🩵

Gott's Roadside has officially made its way to Santa Monica, and I LOVE seeing another great spot join the neighborhood!

They have it all from burgers and fries to shakes and plenty of other delicious options, this is definitely one to add to your next lunch date or family outing.

What a Saturday, El Segundo! 🩵☀️

Such a fun day at the Main Street Fair! Between seeing familiar faces, meeting so many wonderful people, and watching the kiddos enjoy a little face painting, I couldn’t have asked for a better day😍
