Inflation Finally Cooperates β What It Means for Your Buyers This Weekend
Market update
The latest inflation data showed headline PCE inflation at 3.7% and core at 3.3%. Freddie Mac's national 30-year fixed averaged 6.65% last week. (Sources: Bureau of Economic Analysis | Freddie Mac)
Rates remain elevated β but they may no longer be the biggest obstacle. The real challenge may be confidence. First-time buyers are feeling squeezed from every direction β groceries, gas, insurance, and rent continue taking a larger share of income, while job instability is making buyers hesitant to commit even when they technically qualify. The goal isn't to convince someone to buy. It's to help them understand the complete picture so they can make a confident, responsible decision.
For the right property, buyers may be able to negotiate a lower price, seller credit, or funds toward a rate buydown. The best structure depends on the buyer's timeline and financial position β sometimes a price reduction creates the most long-term value, while a seller credit may provide more immediate payment relief.
