Three rental numbers can answer three very different questions.

Heading into Q4 2026, Los Angeles rental owners may see market-rent data, City of Los Angeles RSO limits, and AB 1482 limits discussed at the same time.

But they should not be treated as interchangeable.

A market benchmark can help provide context.
A rent cap tells you the legal limit for a covered tenancy.
Neither automatically determines the right pricing decision for one specific property.

Before changing rent:

Verify which rules apply. Review current local comparables. Then make the property specific decision.

If you own a Los Angeles rental and want to discuss how your property is currently positioned, DM “REVIEW.”

Your rental is sitting. Should you lower the rent?
Maybe. But that should not be the only thing you check.
Before changing the asking rent, look at the full leasing path:
Is the pricing supported by current comparable rentals?
Do the photos clearly and accurately present the property?
Can renters quickly understand the listing details?
Is the property getting enough visibility?
Is there friction between the inquiry and the showing?
And does the property feel ready when someone actually tours it?
The useful question is not only, “How long has it been vacant?”
It is:
“Where is renter interest dropping off?”
That can help identify what deserves attention before making the next move.
DM “VACANT” if you want a clearer look at your rental’s positioning and next steps.

A rental turnover is more than cleaning and paint.
Between move-out and the next move-in, there can be inspection, documentation, make-ready work, marketing, showings, screening, and move-in coordination.
The important part is keeping those handoffs organized from one stage to the next.
If your Los Angeles rental is approaching turnover, DM “MANAGE.”

Caption
The 21-day deadline is only one part of California security deposit compliance.
For rental owners, the process can begin much earlier.
Depending on the tenancy, that can include:
Move-in condition photos
Pre-move-out inspection rights
Move-out documentation
Lawful deductions
Supporting records
Deposit return requirements
California also added newer documentation and electronic-return requirements that owners should be aware of.

Do not wait until move out to organize the security deposit process.
Good documentation and a clear workflow make the final accounting much easier to manage.
Save this carousel as a reference for your next move-out.

That 3% number does not automatically apply to every Los Angeles rental.
For rental units subject to the City of Los Angeles Rent Stabilization Ordinance, LAHD currently lists a 3% annual allowable increase for July 1, 2026 through June 30, 2027. LAHD also states that RSO annual increases are permitted once every 12 months.
But the percentage is only one part of the review.
Before acting, verify:
Is the property actually RSO-covered?
What rate is currently published?
When was the last increase?
What notice requirements apply?
LAHD directs owners to verify RSO status through ZIMAS rather than assuming the rule applies based only on the property type or age.
The RSO formula also changed effective February 2, 2026 to 90% of average CPI, subject to a 1% minimum and 4% maximum.
DM “RSO” and we will send you the official LAHD + ZIMAS resources to start your review.

Four routine landlord decisions. Four times to check the rule before acting.
Raising rent.
Entering an occupied unit.
Handling a security-deposit deduction.
Ending a tenancy.
In California, the answer can depend on the property, jurisdiction, and specific situation. State law may also be only part of the picture because local rules can add requirements.
The safer habit is simple:
Property → Jurisdiction → Applicable rule

8.7% is not automatically the rent-increase limit for every Los Angeles rental.

For units covered by California's AB 1482 statewide rent cap, the general formula is 5% + local CPI or 10%, whichever is lower. For the Los Angeles Metro Area, the current maximum for covered units is 8.7% beginning August 1, 2026.

But before using that number, owners need to determine what rules actually apply to the specific rental.

Property coverage, exemptions, and applicable local rent-control rules can change the answer. Some Los Angeles-area jurisdictions have their own protections that may impose stricter limits.

The number comes after the property check.

If you're trying to understand which framework may apply to your rental, DM “RSO” and Westside Property Management will send you the explainer.
