🍂 Thinking about selling your Bay Area home this fall?
Before you list your Bay Area home this fall, there are a few things I’d make sure to avoid.
And one of them might surprise you…
1️⃣ Don’t price your home based on what your neighbor sold for.
The Bay Area market can change quickly — and it can look very different from one city or neighborhood to another.
According to the latest C.A.R. data, San Francisco Bay Area home sales were down 4.2% year over year in August, while the regional median price was down 0.2%.
That doesn't mean buyers disappeared. It means pricing your home correctly matters.
2️⃣ Don’t assume the market will do the work for you.
Yes, certain Bay Area neighborhoods are still competitive.
For example, recent Redfin data shows homes in Oakland selling in about 22 days, with the median sale price up 6.5% year over year. San Francisco homes were selling in about 20 days, with the median price up 13.7% year over year.
But those numbers don't mean every home will receive multiple offers.
Your home's location, condition, price, and presentation still matter.
3️⃣ Don’t wait until you're ready to list to start preparing.
If you're considering selling this fall, now is the time to look at:
• Repairs and maintenance
• Decluttering
• Curb appeal
• Professional photography
• What buyers are actually looking for in your area
The goal isn't to spend money on everything.
It's to figure out what is worth doing before you list — and what isn't.
4️⃣ Don’t choose your asking price based on what you “need” to make.
This is a big one.
Your mortgage balance, renovation costs, or the price you paid for the home don't determine today's market value.
Buyers do.
And in August, California homes sold for an average of 98.9% of their original list price statewide, showing that pricing and negotiation still matter.
5️⃣ Don’t forget that fall buyers are still watching.
The market doesn't simply stop when summer ends.
In August, California's median home price reached $901,420, up 1.6% from July, even as mortgage rates remained elevated.
There are still buyers looking.
But they're also watching their monthly payment, comparing homes, and paying attention to value.
So what's the biggest thing to avoid?
Guessing.
Guessing your home's value.
Guessing what buyers will pay.
Guessing which updates are worth making.
And guessing whether now is the right time for you to move.
If selling is on your radar this fall, I can help you look at the numbers and get a realistic picture of where your home stands in today's market.
No pressure. No obligation. Just information so you can make a more informed decision.
