Nicole Wyatt Real Estate Agent Hello! I'm Nicole Wyatt, a dedicated realtor with eXp Realty Inc.

Since earning my license in 2019, I've combined my lifelong passion for real estate with my deep-rooted knowledge of the Bay Area, a place I've called home all my life.

🏡 Is the home office losing its appeal—or are buyers simply rethinking what they need?

A few years ago, having a dedicated home office became a major priority for many buyers.

But as workplace expectations evolve, some people are reconsidering the balance between extra square footage and proximity to work.

Would you rather have a larger home with a dedicated office or a smaller home with a significantly shorter commute?

Today's What's Really Happening Wednesday blog explores how changing work schedules could influence what Bay Area buyers value most.

If you had to choose, would you prioritize more space or less commuting?

🏡 The house you bought at 35 might not be the house you want at 55.

And there's nothing wrong with that.

Our priorities change as we move through different stages of life.

The extra bedrooms, large backyard, and proximity to schools that once mattered so much may eventually become less important than convenience, lower maintenance, or being closer to family.

But in the Bay Area, deciding whether to move involves more than lifestyle. Mortgage rates, home equity, property taxes, and long-term financial plans all play a role.

Today's Mindset Tuesday blog explores why the right home doesn't necessarily have to be your forever home.

If you could change one thing about your current living situation, what would it be?

🏡 Your neighbor's house just sold for $1.4 million. Does that mean yours is worth $1.4 million, too?

Not necessarily.

Two homes on the same street can have surprisingly different values—even when they're similar in size and age.

Condition, layout, natural light, lot characteristics, renovations and timing can all make a difference.

And sometimes one unusually competitive sale can create expectations that the rest of the market doesn't support.

Today's Market Monday blog explores why your neighbor's sale is a useful starting point—but not necessarily an accurate price tag for your home.

Have you ever been surprised by what a house in your neighborhood sold for?

🏡 Does a $75,000 home renovation automatically add $75,000 to your home’s value?

Not necessarily.

There’s a big difference between making improvements because you love them and making improvements because you expect a financial return when you sell.

And sometimes the most expensive upgrades aren’t the ones that future buyers value most.

Today’s Lifestyle Friday blog looks at why bigger renovations don’t always mean bigger returns—and what homeowners should consider before investing in major upgrades.

If you could renovate one thing in your home, what would it be?

10/16/2026

Your $100,000 home renovation might NOT add $100,000 to your home’s value. 👀🏡

And here’s where homeowners sometimes get surprised.

There’s a difference between:

❤️ Personal value: How much you love and enjoy an improvement.

💰 Resale value: How much a future buyer might actually pay for it.

Sometimes those numbers are very different.

A beautiful outdoor kitchen might be perfect for someone who entertains constantly.

But if you’re renovating because you plan to sell, it’s important to understand what buyers in your particular neighborhood value.

Today’s Lifestyle Friday blog is about spending money on the right improvements—not simply the most impressive ones.

What’s your dream home upgrade? And would you actually use it? 😂

🏡 Your lender approved you for $1.2 million. Does that mean you should spend $1.2 million?
Not necessarily.
One of the most important conversations buyers can have isn't just about what they qualify for.
It's about what they can comfortably afford while still enjoying their lives.
Travel, hobbies, savings, unexpected expenses and financial flexibility all matter.
Today's Money Thursday blog explores the difference between qualifying for a mortgage and being comfortable with the financial responsibility of homeownership.
Because the goal shouldn't be to become house-rich and cash-poor.
Would you rather stretch for your dream home or buy below your maximum and have more financial freedom?

🏡 What if the most expensive problem with a house isn't actually inside the house?
In the Bay Area, beautiful hillside homes can come with considerations buyers don't always think about.
Drainage. Retaining walls. Soil movement. Erosion.
These aren't the things that usually make it into the listing photos, but they can have a major impact on the cost of ownership.
Today's What's Really Happening Wednesday blog is about why I encourage buyers to pay attention to the property itself—not just the home sitting on it.
What's something you wish you'd known about a property before buying it?

🏡 Are we waiting for a better real estate market—or waiting for certainty that may never come?
Buyers are waiting for lower rates. Sellers are waiting for higher prices. And many homeowners are waiting until they feel absolutely sure about their next move.
But what does “the right time” actually mean?
Today's Mindset Tuesday blog explores the difference between making a thoughtful decision to wait and putting your life on hold because you're afraid of getting it wrong.
Sometimes waiting is the smartest decision.
Sometimes it isn't.
What would need to change for you to feel comfortable making your next real estate move?

🏡 Are we buying homes for the lives we actually live—or the lives we imagine we'll have?
It's an interesting question.
A stunning chef's kitchen, formal dining room or enormous backyard can be wonderful.
But will those features really improve your everyday life?
Today's Lifestyle Friday blog explores why I think buyers should pay just as much attention to their daily routines as they do to beautiful listing photos.
Sometimes the home that looks less impressive on paper is the one that makes everyday life easier.
What's one feature in your home you actually use and appreciate every single day?

🏡 Would you rather buy a $900,000 house or a $950,000 house?
Sounds like an easy question, right?
But what if the less expensive home needs a new roof, major repairs and has higher monthly ownership costs?
Suddenly, that $50,000 savings might not be much of a savings at all.
For today's Money Thursday blog, I'm talking about why the cheapest house isn't always the best deal—and what buyers should really be comparing before making an offer.
Because in real estate, the asking price only tells part of the story.
Have you ever purchased something that looked like a bargain but ended up costing you more?
