S&P Dow Jones Indices released the July numbers on September 29, 2026. Consumer prices rose about 3.4% over the same year, so home values slipped in real terms for a 14th straight month. The 20-City Composite rose 2.5%, the East kept outpacing the West, and 30-year mortgage rates hovered near or above 7%.

Rates rose Thursday morning, when Mortgage News Daily ran its daily survey of brokers and lenders, but as the yield on the 10-year Treasury moved even higher in the afternoon, it re-ran its survey and found rates had moved even higher. Since the day before, they were up 19 basis points, from 7.26%

The 30-year fixed rate surged to 7.45%, the highest level since April 2024 as bonds sold off and yields rose.

Nationally, there are significantly more sellers than buyers in the market. Sellers outnumbered buyers nationwide by 58% in August - the widest gap since Redfin began tracking the data in 2013.

And, at the current sales pace, the market has 4.9 months of supply, according to the National Association of Realtors. That's the highest level in more than a decade.

After years of sellers holding the upper hand, the US housing market is subtly shifting in buyers’ favor. But many are still reluctant to make a move.
