Would you pick the highest offer on your SF home?

Before offers arrive, write down your ideal move date. Then use this sequence to compare the money, conditions and timing.
In my SF work, I look at the whole offer, not just the headline price.

Down payment saved? Budget to own comfortably.

• Ask your lender to estimate a home's closing costs, prepaid items and any cash to keep in reserve. Totals vary by loan and home. Prepaid taxes and insurance may be included. Don't count twice.
• Budget moving and overlapping housing payments separately.
• Use inspections and contractor estimates to split urgent repairs from optional updates.
• Keep emergency cash accessible. Budget monthly condo dues and maintenance.

Message me your budget and priorities to map a realistic purchase-and-first-year plan with your lender.

That list price can anchor your thinking fast.

Before we choose an offer strategy, we look at five things: recent comparable sales, how long it has been on market, condition, disclosures, and likely competition. In San Francisco, pricing low does not automatically mean a bidding war, and pricing near market does not automatically mean there is room to negotiate. The smartest next step is to read the property before you react to the list price.

Send us the address if you want a property-specific strategy conversation before you write.

If the first real SF rain showed up next week, would your home feel ready?

Start with five places owners can safely observe now: roofline, gutters, drainage, exterior caulking, and lower levels. Use your phone, note changes, and bring in a qualified pro for gaps, staining, standing water, or repeat moisture signs. In San Francisco's older housing stock, simple maintenance records can reduce buyer concern later.

If you'd like, we can build a practical pre-sale prep plan or share a free home valuation.

Comparing contractor bids before you list in San Francisco? The lowest price can hide the biggest gaps.

• Prep and protection: patching, sanding, masking, and floor cover should be listed.
• Materials: compare exact paint, flooring, fixtures, and anything marked as an estimate.
• Unknown repairs: if wall damage, dry rot, or leveling shows up, ask how extras are priced.
• Cleanup and final touch-ups: haul-away and photo-ready cleaning should be included.

If you want help deciding which updates are worth doing before you list, I can help.

Think the condo is ready but the HOA paperwork is what could slow the sale?

For SF condo sellers, a clean disclosure package starts with five basics: current dues and budget, reserve info, insurance, meeting minutes, and any assessments or legal issues. Pull them early so buyers are not waiting on answers once interest shows up. When I prep San Francisco condos for market, this is one of the first places I look.

If you want help building that pre-list checklist, I’m happy to help.

Prepping an SF condo for resale? Start with updates buyers notice fast and that usually stay on the cosmetic side.

• Paint walls, trim, and doors in one clean neutral palette
• Swap dated lighting, switch plates, and cabinet hardware
• Refresh the kitchen with a new faucet, hardware, and painted cabinets if the boxes are solid
• Refresh baths with a new mirror, vanity light, regrout, and fresh caulk

In condos, layout changes, windows, and moved plumbing usually take more review. If you want, I can help you sort quick wins from slower projects.

Older SF homes and condos can get more expensive after the tour if insurance is harder to place.

• Check roof age and patch repairs.
• Ask what wiring, panel, and plumbing are still original.
• Look for leak history, water damage, or past claims.
• For condos, confirm what the HOA policy covers and what you need yourself.
I like checking these early because they can affect cost and timing.

If you want, I can help you make a simple checklist before offer day.
