What if true strength isn’t about being the smartest person in the room, but how you treat the people in it? 💭 Kindness and gentleness aren’t signs of weakness; they’re choices that build trust and leave a lasting impression. This week, remember that how you make people feel can matter more than what you know. ✨

🏙️ New Housing Proposed for San Francisco’s Inner Richmond

Plans have been filed for an eight-story residential development at 228 Collins Street, near Geary Boulevard. The proposed project would replace a former self-service car wash with 38 for-sale homes, a small ground-floor retail space, and parking for cars and bicycles.

Designed by Kerman Morris Architects, the development would include a mix of one-, two-, and three-bedroom residences, including four affordable units for qualifying households.

The project remains in the planning stage, with construction costs and a timeline yet to be announced.

🏡 Word of the Day: Pre-Listing Inspection

What if you could uncover potential issues with your home before a buyer does?

That’s where a pre-listing inspection comes in.

A pre-listing inspection helps identify potential concerns with a property's condition before it goes on the market. It gives sellers an opportunity to understand what may need attention before buyers begin evaluating the home.

Here’s why that matters: the more you know before listing, the more prepared you can be when questions come up.

So instead of waiting for a buyer’s inspection to reveal a surprise, why not get ahead of the conversation?

A pre-listing inspection doesn’t guarantee a smoother sale, but it can help you make more informed decisions about repairs, pricing, and how to prepare your property for the market.

🏙️ A Major New Development Is Proposed for Downtown San Francisco

Formal plans have been filed for Fifty at First, a proposed 56-story office tower in SoMa, alongside plans for a second tower featuring market-rate residences, hotel rooms, and retail space.

Located across from Salesforce Tower and Salesforce Park, the development could bring new commercial space, housing, and public amenities to the downtown area.

With construction estimated at $600 million, the project is another major development to watch in San Francisco’s evolving real estate landscape.
