San Diego's fall market in one word: selective. 🌊

Countywide, the median home closed at $910,000 in September (+1.7% year over year). Detached homes led at $1,079,000 with just 2.4 months of supply, while attached inventory sat closer to balance. Closed sales were down about 14% from a year ago — fewer deals, not softer values.

For sellers: price with precision and present beautifully. Homes still average about 97.5% of original list when they're positioned right.

For buyers: less competition on some listings, but the best detached homes still move. Patience and preparation win.
