Rich Teeter - Realtor As a Realtor who's an expert in this region, I bring a wealth of knowledge & expertise to the process I am eager to serve you.

As an agent who's an expert in this local area, I bring a wealth of knowledge and expertise about buying and selling real estate here. It's not the same everywhere, so you need someone you can trust for up-to-date information. Here are some of the things I can do for you:
1. Find Your Next Home
You need someone who knows this area inside and out! I can work with you to find
the right home at the right price for you, including all the neighborhood amenities
that matter - not to mention the essential criteria you have for your ideal home
2. Sell a Home
When it's time to move, you need someone who will advertise your home, show to
prospective buyers, negotiate the purchase contract, arrange financing, oversee the
inspections, handle all necessary paperwork and supervise the closing. I can take
care of everything you need, from start to close.

3. Consult on Home Selling Tactics
Oftentimes buyers don't visualize living in your home the way you do. I can make
your home attractive to its ideal audience - which can help you get top dollar. Things like staging the home, making repairs or minor improvements, or even
simply painting the walls can be the difference between a home resting on the
market and one that's sold fast. I am able to provide a high level of service by:

• Listening to your desires, needs and concerns.
• Understanding the real estate processes and systems.
• Utilizing my strong program management skills to ensure that the process works
smoothly for you and that your best interests are always looked after.
• Utilizing problem solving skills and techniques to maximize the value I add
during the transaction.
• Making sure that you are kept fully informed along the way so that you know
that we are working together as a team. The most important factor in an agent-client relationship is trust. I will tell you the truth about the home you are selling, the home you want to purchase and what it will take to make a transaction work. It is important that we set our mutual expectations up front, so that the entire process goes smoothly and is more enjoyable for all involved. My goal is to provide the kind of full service support that will make you happy to refer me to your friends and family. My Mission:
It is my mission to be your real estate professional for life. I want to be the “go-to” real estate professional that you will have no hesitation referring to your friends, family, and anyone else you know interested in buying or selling in San Diego or any where else. That means that I am willing to work hard for you. I will utilize all of the many resources available to me through Coldwell Banker as well as the leadership, management, negotiation and program management skills I have acquired through my many years of service to community and country. By becoming an expert in the real estate process and incorporating my desire to listen and understand your needs, will make for a transaction that is catered to your knowledge, comfort with the process, and personal needs. Communicating your needs and desires and providing excellent customer service is my #1 priority. Background and Experience:

Don't Let the Fear of a Buyer Backing Out Scare You Away from Selling

What if you finally get an offer on your house... and then the buyer backs out?
It's every seller's nightmare. And with headlines about canceled contracts on the rise, it's a concern worth talking about.

But here's what those headlines aren't telling you: 85–90% of home sales still make it to closing.

And there's more good news. You can actually take steps to protect your sale before your house even hits the market.

According to a Redfin survey, 70% of agents say inspection or repair issues are a reason buyers back out. That's the biggest reason reported, by far.

So, what's one smart move you can make?

Consider getting a pre-listing inspection. It could help you spot potential problems early, decide what to fix, and avoid surprises that might send a buyer running.

And that's just one piece of the puzzle. The right preparation, pricing, and negotiation strategy can make a real difference.

Selling your house doesn't have to feel like a gamble. A little preparation can give you a much stronger start.

Thinking about selling? Send me a message, and let's talk about how to set your sale up for success.

The Fed just met and they decided on no rate hike and no rate cut. So, what does that mean if you're watching and hoping for lower mortgage rates?

The short answer: don't expect this to dramatically change things.

For now, they’re holding steady. But a recent survey from Reuters asked 100 economists what to expect from here – and all 100 said the Fed will do a hike in December.

Now, the Fed doesn't directly set mortgage rates, but their actions do have an impact. Rates will also move based on inflation, economic data, and how financial markets react.

The takeaway? There’s a lot at play here – and we’ll probably see a hike the next time they meet.

Who’s Buying Homes with Cash Right Now?

More than 1 in 4 homes are being bought with cash right now. But here's something that might surprise you about who's buying them.

It's not just wealthy investors swooping in with deep pockets.

A lot of these cash buyers are everyday homeowners who've built up serious equity over the years. And that equity is giving them more buying power than they may have ever imagined.

According to Cotality, the average homeowner with a mortgage has about $310,000 in equity.

Think about what that could mean for your next move.

You might have enough equity to buy your next home outright. No mortgage payment. No worrying about today's interest rates.

And even if you can't pay all cash, that equity could help you borrow significantly less.

But what if you're buying with a mortgage?

Here's some good news: Nearly 3 out of 4 homebuyers are still using financing. You're actually in the majority.

So don't let the headlines about cash buyers make you second-guess what's possible for you. Whether you're buying your first home or using equity to make your next move, there may be more opportunities than you think.

Wondering how you stack up in today's market? Send me a message. Let's talk about your options.

Staging Could Put More Money in Your Pocket

If you’re selling soon, staging can help you draw in buyers and get the most for your house. Mid-level staging can bring a 350% return on what you spend. On a $400k house, the typical $4k cost can add about $18k in value. That could mean about $14k more in your pocket at closing. Working with a smaller budget? Even just decluttering and rearranging furniture can make a big difference. Let’s walk through your house together and pinpoint the updates that’ll help it sell sooner – and for more.

Here's something most buyers overlook…

When the housing market slows down, homeowners and builders don't always have the same priorities.

A homeowner may be willing to wait for a better offer. But builders with completed homes sitting unsold often have more reason to keep sales moving.

In October, over 60% of builders offered some type of incentive. And almost half (43%) cut prices.

That could mean more negotiating opportunities for you.

The trick is knowing where to look. Let's find the builders with more move-in-ready homes available right now and see what they're willing to offer to get their inventory sold.

To Sell or Rent? How To Choose the Best Path for Your House.

Your house isn't selling as quickly as you hoped. So, should you just rent it out instead? It's a question more homeowners are asking. And the numbers show just how common this backup plan is becoming.

According to Parcl, about 9% of homes currently listed for rent were originally listed for sale.

That's a lot of homeowners becoming landlords when selling didn't go according to plan.

But before you trade your "For Sale" sign for a "For Rent" sign, there's something worth considering.

Being a landlord isn't always the easy passive income opportunity it sounds like.
Landlord insurance typically costs about 25% more than regular homeowners insurance. Property management can eat up around 10% of your rental income.

And that's before unexpected repairs, vacancies, or late-night maintenance calls.
Suddenly, renting might not look quite as simple.

Now, that doesn't mean renting is a bad idea. For some homeowners, it's absolutely the right move.

But if selling is what you really want, don't give up on that plan just yet.
Sometimes, the difference between a house that sits and one that sells comes down to the changing the strategy.

Thinking about renting your house because selling feels harder than expected? Send a message. Let's compare the numbers and figure out which option actually makes the most sense for you.
