Summer is when you fall in love with a mountain property. Winter is when you find out how it lives.

In this month's Real Deal, I walk through what the cold season reveals about a mountain home: how well it holds heat, whether the road and driveway are practical after a storm, where snow and meltwater go, and how wells, septic and pipes handle the cold.

Winter doesn't make a property better or worse. It makes it clearer.

If you're weighing a property and want an honest read on it, reach out. I'm happy to walk through it with you.

Sooner or later, the hard freeze is coming. Is your home ready? ❄️

Here's the short version of my winter checklist: take care of your pipes and plumbing, clean out the gutters and check the roof, get the heating system serviced and have a plan for snow before the first big storm.

A few hours of prep now means a lot less worry later. Save this post, and find the full checklist here: https://f.mtr.cool/hnd85u6ceg

Homeowner myth, winter edition: "If I'm gone for a few weeks, I'll just turn the heat off and save money."

In a mountain town, that can be an expensive idea.

When a house sits without heat in a Chaffee County cold snap, pipes in exterior walls, crawlspaces and garages are the first to go. A single frozen pipe can mean water damage, repairs and a much bigger bill than you ever would have spent on heat.

A few simple habits go a long way:
→ Keep the heat on at a low, steady setting while you're away
→ Know where your main water shutoff is
→ Check that heat tape on vulnerable pipes is working
→ Have someone check on the house after big storms

Second-home owners, this one's especially for you. Questions about winterizing a property you don't live in full time? Let's chat.

Before I ever sold a house, I ran my own hair salon here in Salida. It taught me the thing I still lean on most in real estate: listen first.

Twenty-plus years later, that's still how I work. You'll get straight answers and someone right there with you the whole way.

Buying a home in Chaffee County this fall? Here's my tip: don't just inspect it for today. Inspect it for January.

I put together a practical checklist of what to look at before winter: heating systems, roofs and snow shed, insulation and pipes, wells, septic, winter access and radon. It also includes five questions worth asking every seller.

If you're looking at a specific property, reach out. I'm happy to help you figure out what to look for.

Thinking about buying in Salida? Here's what to expect.

The market moves differently in a small town. Inventory is limited, the right homes don't sit, and properties here can come with things like shared wells, water rights and older septic systems. Get pre-approved first, know what you're buying and don't overlook places like Poncha Springs and Howard.

And spend some time here. The community is part of what you're buying.

I put together a full guide for buyers, and you can find it here: https://f.mtr.cool/xzc2g3m88p When you're ready to start looking, let's chat.

Selling this winter? Buyers are deciding how your home lives in the cold, so show them.

Here's my short list for winter showings: keep the driveway and walkways clear and sanded, keep the heat at a comfortable temperature, turn on every light, clear any areas where snow slides off the roof and have your winter utility bills and service records ready to share.

None of it is complicated, and all of it helps buyers feel confident. If you're thinking about listing this season, reach out and we'll put together a plan for your home.

I called my roofer on a Sunday to get a quote during a listing appointment.

He showed up, walked the roof and said he wanted to buy the house.

Within a day we were under contract. The home never hit the market.

It's one of those stories you have to hear to believe, and a good reminder that local relationships do a lot of quiet work. Read the full story here: https://f.mtr.cool/swrp0wh2n2 🏠
