Quick math for Twin Cities renters, from Zillow's September report:

Typical rent: $1,736/month — up 3.5% from last year.
Typical home value: $389,947 — down 0.3% from August, up just 1.7% from last year.

Twelve months of rent at $1,736 is about $20,800 a year. Rents keep climbing while home values barely move.

I'm not saying buying always beats renting — it doesn't. Down payment, how long you'll stay, maintenance, and your real payment at today's rates all matter. But waiting has a cost too — and for many renters, that includes another year of rent that may be higher than the year before.

If you're renting in the northwest metro, the question isn't "is this a good market." It's "what does MY math say?" Run your numbers before your next renewal.

🏡 MINNESOTA HOMEBUYERS — this is worth knowing about.

A new program from Zillow Home Loans may help eligible FHA buyers cover up to the full 3.5% FHA down payment.

That could make a major difference for someone who can comfortably handle a monthly mortgage payment but hasn’t been able to save thousands of dollars for the upfront down payment.

✅ Up to 3.5% down payment assistance
✅ 0% interest on the assistance loan
✅ No monthly payment on the assistance loan
✅ No first-time homebuyer requirement
✅ No income cap
✅ Minimum 640 credit score
✅ Assistance may be forgiven after 5 years if program requirements are met

There are important qualifications and restrictions—including using Zillow Home Loans for the FHA mortgage—so this isn’t going to fit every buyer.

But here’s the bigger point:

Don’t assume you can’t buy a home just because you don’t have a large down payment saved.

Between programs like this and the financing incentives, rate buydowns and price reductions we’re seeing from new-home builders, there may be options you haven’t considered.

Three builder deadlines land in the next five weeks — and one of them is nine days away.

D.R. Horton — "RedTag" event ENDS November 1 (contracts by Nov 2). Locked fixed rate through their mortgage arm, first-come, first-served.

Pulte — 5.99% fixed 30-year (6.034% APR) through Pulte Mortgage: lock and close by November 30. Also 1% below market rate + $10,000 toward closing costs on select to-be-built homes — still live.

David Weekley — "Score Big" through December 31: up to $40,000 toward a finished basement on to-be-built homes purchased by year-end.

Two things changed since my last check: Lennar's Fall Super Sale ended October 18 with no replacement promo on their Minneapolis pages. And M/I's "Home to Sell" terms aren't on their site today — confirm with their team before counting on them.

Deadlines create real urgency — but only for the right home. Never chase a promo into the wrong floor plan.

Nearly 1 in 4 Twin Cities listings cut their price in September.

23% of homes took a price reduction — up from ~19% a year ago.

Price cuts aren't random. They cluster where homes were priced on hope instead of data.

Every overpriced week costs you twice: buyers wonder what's wrong with it, and you burn the listing's best 14–21 days.

The irony: sellers who cut usually net LESS than the right day-one price would have brought. The market prices your home either way — day one, or day 60 after the cut.

The other side of the data: correctly-priced Twin Cities homes still sell near asking — about 98% of list, in about 48 days.

The penalty isn't for listing. It's for guessing. If you're thinking of selling, the first conversation should be about pricing strategy — not paint colors.

Rates finally moved the other way.

Freddie Mac's weekly survey (week ending Oct 22): the 30-year fixed averaged 7.32% — down from 7.40%. The 15-year fell to 6.68%.

It's the first weekly decline after seven straight weeks of gains. Freddie Mac's chief economist called it "some relief to prospective homebuyers."

What does it mean in dollars? On a $400,000 loan, 30 years, principal and interest: about $2,748/month at 7.32% versus about $2,770 at 7.40% — roughly $22 less a month.

Keep perspective: a year ago the 30-year was 6.19%. And one week isn't a trend — rates surged 74 basis points in just over a month before this dip.

But direction matters. If you've been sitting out waiting for a signal, this is one worth watching. Get pre-approved first — then be ready when the right home shows up.

Four NW-metro communities to watch:

Gonz Lake (Lennar, St. Michael) — new master-planned community, actively selling from $336,990.

Juniper Hill (Pulte, Maple Grove) — coming soon, no pricing yet. Join Pulte's interest list for release timing and pricing.

Brinda (David Weekley, Plymouth) — NOW SELLING. Single-family homes on 65-foot homesites (Wayzata schools), with finished basements and 3-car garages included. Excluded from Weekley's "Score Big" basement offer — which matters less when the basement is already included.

One is nearing closeout: Prairie Crossing (Otsego) is listed as ‘Final Opportunities’ — worth watching, since availability is limited and builder incentives can change as the remaining homes sell.

Getting informed early on coming-soon communities helps you track release timing, homesites, pricing and incentives as details drop. Know who represents you before you walk into the model.

7.40% gets the headlines. But it's not always the whole financing story — especially with new construction.

$400K at 7.40%: P&I ≈ $2,770/mo.

2-1 buydown: -2 pts year one, -1 year two, usually seller/builder funded.

Yr 1 at 5.40%: ≈ $2,246/mo — ~$523/mo less, ~$6,300 over year one.

Three things I tell buyers:
1. The advertised rate and YOUR rate differ.
2. Run the complete payment before ruling a home in or out. Rate structure, seller/builder credits and financing strategy can materially change the first couple years of payments.
3. Buydowns are temporary. Know what year three looks like.

Today's rates make it even more important to understand the complete financing picture — not just the headline rate.

(Payment examples are principal and interest only and exclude property taxes, homeowners insurance, mortgage insurance and HOA fees, if applicable. Illustrative $400K/30-yr; varies by credit, down payment, loan type. Freddie Mac PMMS 7.40%, week ending 10/8/26. Checked 10/14/26.)

October is giving Twin Cities buyers something they haven't had much of lately: more leverage.

Redfin named Minneapolis one of 15 U.S. cities where October is prime dealmaking season — discounts and seller concessions peak this month.

The local numbers back it up (September):
• Active listings up 31% year over year
• 23% of listings cut their price — up from 19% a year ago
• Metro sellers accepting 98.2% of list, down from last year
• Homes averaging 45 days on market

With more homes to choose from and softer pending-sales activity, buyers have more room to be selective — and in some situations, negotiate.

Not a crash. Median prices are still up slightly. This is a rebalancing — and rebalancings reward buyers who come prepared: pre-approved, patient, and willing to ask.

Leverage only works if you use it.

If you were building new somewhere in the northwest metro — Otsego, St. Michael, Rogers, Monticello, Elk River — what would matter most to you?

The lot? The floor plan? Schools, price, the commute?

Everyone has a different non-negotiable. Some people pick the community first and the house second. Others fall for a floor plan and make the location work.

What's yours?
