If you're thinking about buying or selling a home in St. George or the surrounding Southern Utah communities, September's market numbers are worth a closer look.
Washington County recorded 322 closed sales totaling approximately $194.4 million. While transactions are still happening across a wide range of price points, the overall pace of the market has become more measured.
Homes spent an average of 112 days on the market, and the average sold price per square foot came in at $272, compared to the previously reported $280.
What does that mean for buyers and sellers?
For sellers, it means the right pricing strategy matters from day one. Buyers are taking their time, comparing properties, and paying close attention to value. For buyers, this environment can create opportunities to evaluate your options carefully and negotiate based on the conditions of a particular property.
Of course, the market in St. George can look different from Washington, Hurricane, Ivins, or Santa Clara. Understanding those local differences is key to making informed real estate decisions.
If you're considering your next move in Southern Utah, I'd be happy to help you understand what's happening in your specific area.
