A veteran rated 100 percent disabled who buys a $600,000 home in St. George can owe $0 in property tax on it. Washington County's disabled veteran exemption covers up to $535,459 of taxable value, and a $600,000 primary home here is taxed on only $330,000, so the exemption covers all of it. Without it, that home runs about $2,177 a year at St. George's 2026 proposed rate.
A few more numbers from the VA rules I checked this week. The VA funding fee on a $600,000 zero-down purchase is $12,900 on first use, and veterans who receive VA disability compensation pay none of it. There is no VA loan limit with full entitlement, and the $832,750 Washington County figure only matters if part of your entitlement is still tied up in another home. VA also requires a termite report on appraisals in Washington County, one of only six Utah counties on that list.
VA buyers closed 125 of the 3,311 Washington County home sales from January through September, while cash buyers closed 979. A VA offer written the right way can still win against cash.
