Something I wish every first time home buyer knew...You do not need 20% down to buy a home.

Some conventional loans let you put down as little as 3%. If the home is in a USDA eligible area, you may be able to put down 0%. A lot of Putnam County qualifies, which surprises most of the buyers I talk to.

Eligibility depends on a few things, first step is a quick conversation.
