The tree-lined streets and original details are a big part of the charm. Before you write an offer on a home built in the 1920s through the 1940s, a few things are worth checking:

✅ The sewer lateral, especially with mature trees nearby
✅ Original plumbing and the age of the electrical panel
✅ The foundation and crawl space
✅ Whether past updates were done with permits

Here's what waiting another year could realistically look like: a higher price, more competition, and less negotiating room than you have today. The numbers back it up.

If you've been on the fence, this is worth knowing. Median days on market dropped from 27 to 23 days, and homes selling above their original list price jumped from 23.6% to 28.4% year over year. The median sales price in the region is now $600,000.

Most sellers think accepting an offer is the finish line. In practice, it's the halfway point, and the second half is where deals actually fall apart.

What's still ahead:

✅ The inspection, and the repair request that follows it
✅ The appraisal, and what happens if it comes in below contract price
✅ The buyer's loan underwriting, which can surface issues nobody anticipated
✅ Title and disclosure items that occasionally need untangling
✅ Contingency removal deadlines that have real consequences if missed

None of this is cause for alarm. It's simply the part of the process that requires someone paying close attention on your behalf.

Friendly reminder: if you've looked at the same listing 17 times, you should probably just go see the house. 👀

We've all been there. Scrolling back to the same photos, zooming in on the kitchen for the tenth time, convincing yourself you're "just browsing." At a certain point, that's not browsing anymore. That's a sign.

If a listing has your attention like that, it's worth seeing in person before someone else does. Sometimes a home looks even better walking through it. Sometimes it's not the one. Either way, you'll know.
