+++ Allow me to re-introduce myself! 👋 I grew up in Germany with a photographer mom and an auto-mechanic dad. One taught me to look at the world through a creative lens, the other to appreciate how things work. Looking back, I guess a little bit of both shaped the way I see homes today! 😉

I’m Rita, owner and creative director of Hanisch Designs. With 30+ years in visual merchandising and design, I love helping sellers see their lived-in a.k.a occupied homes through a buyer’s eyes and get them ready to make a great first impression.

Outside of work, I’m a mom to three (two adult bonus kids and a teenage girl) and Omi to five little grandkids. I love my blended family so much! I’ve called Fair Oaks home since 2009 and have been married to Chad for almost 20 years. He’s put up with this German for quite a while now! 😄 🇩🇪🥨🍻

+++ Yesterday was such a fun one! 🏡 Two wonderful realtors (Carla Hart & Realtor Rachel Griffith ) invited me to the vendor fair at Windermere Fair Oaks , and I had a blast meeting other local small business owners and agents who were new to me.👋🏻✨

I got to have a real power hour chatting with agents about how occupied consultations and staging are so beneficial to their lived-in listings. Love those conversations!🫶🏼

+++ How do I approach staging a home that’s still being lived in? ✨🛋️🌿 I start with the home itself: its style, scale, price point, and the buyer most likely to fall in love with it.

I take cues from current trends, but keep the look timeless and approachable. Every choice is intentional, from the palette to the furniture, and always with function and flow in mind. 🤓

👉🏼 That awkward corner? The empty nook nobody knows what to do with? I give it a purpose so buyers can see exactly how they’d live there.

Because staging isn’t about designing for me or the seller. It’s about taking a home that’s already full of life and shaping it into a story buyers can step into.

Refreshing Your Bed for Fall: Home Styling Tips for a Cozy Appeal 🍂

Fall is here, and I’m all about the cozy! 🧡 Whether you’re warming up your own bedroom or getting ready to sell, the bed is the place to start. A well-layered one just feels like home.

Here are my favorite tips:

🤍 Start light. A crisp white or ivory duvet brightens the room and photographs beautifully.

🧶 Add texture. A chunky knit or faux-fur throw at the foot of the bed is instant cozy.

🎃 Play with fall color. Burnt orange, deep green, and mustard pop against a white base.

🛏️ Mix your pillows. Pair larger solid pillows with smaller plaid or geometric accents.

🕯️ Keep it minimal. A candle or a few autumn branches is plenty. Buyers want to picture themselves in the space, not see clutter.
