Keyport’s Cancer Numbers: Is There a Cluster—or Not?

State data from 2015 to 2019 showed 157 cancer deaths per 100,000 in Keyport, 139 in Monmouth County, and 145 statewide. The state said those differences weren’t statistically significant.”

Are people in Keyport really worried about a cancer cluster, or is this getting blown out of proportion? Some locals think it is. And now there’s talk that a major developer wants the Aeromarine site to build four-million-dollar homes along the water.

It makes you wonder: could all this scare people away and make it easier for someone to buy the property? That’s just speculation, but what do you think?

Keyport is really an up-and-coming town. You’ve got the waterfront, a walkable downtown, local parks, and the Belford ferry nearby—and homes are still more affordable than in much of Monmouth County. The typical sale price was around $502,000, compared with about $734,000 countywide. And if Netflix shoots a scene here, it could really put Keyport on the map.

Keyport’s typical home price is down 9%, but bayfront homes are still reaching $1 million.

I’m at 73 Second Street, listed for $510,000—just two blocks from the bay, outside the flood zone, with a separate downstairs entrance.

This is the smart play in Keyport.

Think the market is slowing down? Take a look at Atlantic Highlands.

There are 25 homes pending in the area right now. That’s a lot of “Sorry, it’s already under contract.”

Buyers are still making moves, and Monmouth County remains one of the hottest markets around. If you’re looking to buy, be ready when the right home hits. If you’re thinking of selling, message me and let’s talk.

Everyone’s talking about a market slowdown. But Monmouth County, New Jersey, remains one of the hottest housing markets in America.

Here are the stats:

• Median listing price: $829,000
• Homes spend a median of 44 days on the market
• Median rent: $3,200 per month
• Median listing price is up 2.55% year over year

Fear alert, fear alert!

I don’t know about you, but my news feed is full of headlines warning about a coming real estate crash: “More buyers than sellers!” “Home purchases are falling!” “Foreclosures are rising!” And now, “Price cuts are coming!”

Listen, there’s not a crash coming. Many markets on the East Coast—including New Jersey—and parts of the West Coast remain resilient. Sure, there’s an inventory problem, and conditions vary by location, but that doesn’t mean the housing market is about to crash.

Before you make a big decision, look at the local numbers. If you’re wondering what’s happening here in Monmouth or Ocean County, let’s talk.

Here’s the longer Netflix reel script:

Netflix’s Fort Monmouth project is bringing more than $100 million in combined agreements to Eatontown and Oceanport—but the money is being handled very differently.

Eatontown is receiving about $47 million upfront for infrastructure improvements. Oceanport is set to receive roughly $64 million over 30 years, with plans to use the money to help lower property taxes.

At first, it may sound like one town got the better deal. But I think it’s more complicated. Better roads, sewers, parks and public services can change how people feel about a community—and how buyers view it. Lower taxes can also make a town more affordable and attractive to homeowners.

If you live in Eatontown or Oceanport, this isn’t just about government numbers. It could affect your taxes, your quality of life and potentially your home’s future resale value. The payment obligation also runs with the property, so it’s a long-term decision.

As a Realtor, I’m watching what actually happens—not just what sounds good on paper. I help homeowners understand how taxes, infrastructure, recent sales and buyer demand affect their property value. If you’re thinking about selling, buying or simply want to know what your home may be worth, send me a message. I’d be happy to prepare a no-obligation market analysis.

NYC rent shock: $1,500 a month for an apartment where you can barely fit a bed. It’s about 100 square feet—roughly 10 by 10 feet.
