These two numbers are not the same thing. And confusing them can cost you. 📊
Here is what you actually need to know:
📌 List price is what a seller decides to ask when they put a home on the market. It is a starting point. It can be set high, low, or right at market value. It is not a guarantee of what a home is worth.
📌 Market value is what a ready, willing, and able buyer will actually pay for a home in its current condition, in the current market, based on comparable sales nearby. It is data-driven, not opinion-driven.
Why does this matter for buyers?
🔑 It helps you evaluate whether you are making a sound investment or overpaying. The list price is just an invitation to the conversation.
Why does this matter for sellers?
🔑 Pricing close to market value from day one typically produces faster sales, stronger offers, and fewer price reductions. Listing too high can actually cost you more in the long run.
This is one of the very first conversations I have with every buyer and seller I work with because it is the foundation of every smart real estate decision.
Have questions about what a specific home or neighborhood looks like right now? I am always happy to pull the data.
