Buying a home in Roseville, Rocklin, or Granite Bay can feel SO exciting… until the surprise costs start showing up 👀🏡

And no… I’m not talking about your down payment.

I’m talking about the stuff buyers usually don’t hear about until they’re already deep into escrow:
💸 Supplemental taxes
💸 Mello-Roos
💸 HOA surprises
💸 Rising insurance costs
💸 Repairs buyers didn’t budget for
💸 Closing costs that add up FAST

The truth is… a lot of buyers feel blindsided because nobody explained the FULL picture beforehand.

And honestly?

That’s not how it should be.

Especially here in Placer County where newer neighborhoods can have very different monthly costs depending on the area.

One neighborhood may look “cheaper” online… but actually cost WAY more monthly once taxes and fees are added in.

That’s why understanding the REAL monthly payment matters more than just the purchase price.

I put together a full guide breaking down the hidden costs buyers should know BEFORE making an offer in today’s Northern California market 👇

A LOT of buyers moving to Roseville get surprised by one thing…
“Mello-Roos.”
And honestly?
Most people don’t fully explain what it actually means 👀

If you’re buying in areas like:
🏡 Westpark
🏡 Fiddyment Ranch
🏡 newer West Roseville communities
…this can dramatically affect your monthly payment.

I broke down:
✔ What Mello-Roos actually is
✔ Which Roseville areas commonly have it
✔ How to avoid it
✔ Whether it’s actually a bad thing
✔ What buyers should know BEFORE making an offer

📉 Rates below 6% are officially HERE!

We’ve hit a huge milestone: mortgage rates have dropped to 5.98% for the first time in over three years! 📉✨

🤔 Will they go down even more?
It’s the question on everyone’s mind! Experts from Fannie Mae and Zillow expect rates to stabilize in this low 6% or high 5% range for the rest of 2026. While we might see some small dips, the general consensus is that those pandemic-era 3% lows aren't coming back anytime soon.

💡 My advice for buyers:
Don’t wait for a “perfect” bottom that might never arrive. When rates drop, competition usually heats up fast! Focus on finding the right home now: you can always refinance later, but you can’t get back the time you spent waiting on the sidelines.

Whether you're in Roseville, Rocklin, or the Sacramento area, I’m here to help you navigate this market with genuine care and sharp negotiation skills.
