SOLD :: 15 Quarter Horse Drive 🏡

Sometimes getting a house sold isn’t about finding a new buyer. It’s about finding the right strategy.

When we took on 15 Quarter Horse, we knew it was a great house with a lot to offer. But even great houses require a thoughtful approach—especially in a market where buyers have more choices and negotiations can be a little more complicated.

We’re grateful our sellers trusted us with the process, and we’re thrilled to see this Battle Farm home begin its next chapter with new owners!

HAUNTED HOUSES OF ROME :: CLAREMONT HOUSE

Rome's most famous haunted house isn't really haunted.

Built around 1882, Claremont House was already one of Rome's most extraordinary Victorian residences long before Hollywood arrived. Then Stranger Things transformed it into the Creel House, home of Vecna and one of the most recognizable houses in modern television.

People now travel to Rome specifically to see it.

But here's my favorite part.

Former owners have said they never thought the big house was haunted by anything—Vecna included.

The little Gothic guest house behind it? They weren't quite as sure about that one. Apparently, there may be a considerably less terrifying little spirit hanging around out back.

So Hollywood spent an enormous amount of time and money turning Claremont into a haunted house...and may have picked the wrong building.

Even better? Claremont is currently for sale.

👻 Claremont joins some of Rome's other wonderfully creepy old houses in my newest Rome Home Journal: HAUNTED HOUSES OF ROME.

Vecna not included. Guest-house ghost subject to due diligence.

HAUNTED HOUSES OF ROME :: THORNWOOD

Nearly 175 years is plenty of time for a house to collect a few stories.

Built for Colonel Alfred Shorter and completed around 1854, Thornwood is one of Rome's great surviving antebellum houses—a remarkably restrained Greek Revival exterior concealing some extraordinary craftsmanship inside.

It has also been a family home, occupied by Union troops during the Civil War, and later filled with generations of students and teachers.

And somewhere along the way, people started saying it was haunted.

That's where the history gets murkier.

Unlike some of Rome's ghost stories, I haven't found one definitive Thornwood ghost with a neat name and tragic biography. Instead, the haunting seems to belong to the building itself—stories passed among people who spent time inside its old rooms and hallways.

Maybe someone saw something. Maybe someone heard something.

Or maybe generations of schoolchildren were placed inside a very old house and did exactly what generations of schoolchildren do: They gave it ghosts.

👻 I'm separating what we actually know from what Rome has been telling itself for generations in HAUNTED HOUSES OF ROME, the newest Rome Home Journal.

And if you attended school at Thornwood, I especially want to know: What did you hear?

SOLD :: 10 Robin Street 🏡

Sometimes finding the right house is only half the battle. The other half is making sure you get it!

Our buyer fell in love with 10 Robin, but they weren’t the only one. With multiple offers on the table, we worked together to put together a competitive offer, navigate the negotiations, and ultimately come out on top.

Multiple-offer situations can be stressful, but having a good strategy—and knowing how to negotiate—can make all the difference.

We’re thrilled for our client and excited to see them make this house their own. Congratulations on your new home! ❤️

HAUNTED HOUSES OF ROME :: THE PRINTUP HOUSE

In 1946, sisters Alida Printup and Ava Printup Harris sold their home on East Fourth Avenue.

They just didn't exactly move out.

As part of the arrangement, the sisters continued living upstairs until their deaths in the 1950s. And according to one of Rome's better ghost stories, they may have continued the arrangement a little longer than anyone anticipated.

Over the years, people have reported footsteps upstairs and lights mysteriously turning on in the rooms the sisters once occupied.

The house itself is nearly as good as the story: a sprawling turn-of-the-century home with stained and leaded glass, oversized pocket doors, a huge front porch and seven fireplaces.

Do I know if the Printup sisters still live upstairs? No.

But if I owned the house and an upstairs light came on by itself, I think I'd let them have the room.

👻 The Printup House is one of the stories in my new Rome Home Journal: HAUNTED HOUSES OF ROME.

THE (NON-HAUNTED) HOUSES OF ROME YOU CAN ACTUALLY BUY 🏡

After a week of haunted Berry, I figured it was probably time to remind everyone that I do, in fact, sell real estate. And right now, Katie and I have several very different homes available around Rome.

There’s a house with an in-ground pool. One with more than an acre. One with three finished levels and room for everybody. One with a screened porch that's practically another house. One in Old East Rome with a primary suite that gets its own floor. One that gives you the feel of new construction without the wait. And our newest listing has a backyard that doesn't even stop at the fence.

Different neighborhoods. Different price points. Different personalities.

And in a slower real estate market, there can actually be an upside to being a buyer: You have time to look, compare, ask questions, and find the house that really fits you. So swipe through. →

Maybe you've seen some of these before. Maybe there's one you've already scrolled past. Or maybe the right one has been sitting here waiting for you to take another look.

And don't worry—the ghosts aren't going anywhere. Haunted Houses of Rome starts next. 👻

SCARY BERRY :: ROANY

We've had a woman in a tower; A Green Lady; Martha Berry returning to work; A mysterious light; An exorcism.

Naturally, Berry also has a ghost horse.

Roany was real. He lived to an unusually old age, became part of Berry lore and was important enough to receive his own memorial on campus.

The legend that came afterward is considerably harder to document.

According to Berry folklore, Roany can still occasionally be seen—or heard—making his way across campus.

Is there historical evidence that a deceased horse wanders Berry College? No.

Did I seriously consider writing an article about Berry's ghosts and leaving out the ghost horse? Also no.

👻 Meet Roany and the rest of Berry's unusually well-populated supernatural community in SCARY BERRY, now on Rome Home Journal.

Berry alumni: please tell me someone else heard the Roany story. I refuse to be alone on this one.

SCARY BERRY :: ROOSEVELT CABIN

Not every haunted place at Berry looks haunted.

Roosevelt Cabin may be one of the most charming buildings on campus.

Built soon after the Berry Schools opened in 1902, the little log cabin was once home to Martha Berry herself. Theodore Roosevelt ate lunch here in 1910, and the building was renamed in his honor the following day. Today it's preserved as a museum.

And then there's the light.

Milton Chambers, who grew up at Berry, recalled seeing a mysterious light upstairs at the cabin as a child—something he couldn't explain and apparently never forgot.

It's a quieter ghost story than Mary Hall.

Which somehow makes it creepier.

An old cabin.

Dark woods.

And a light where there shouldn't be one.

👻 Roosevelt Cabin is one stop in SCARY BERRY, my new Rome Home Journal about what happens when architecture, memory and folklore collide.

SCARY BERRY :: MORTON-LEMLEY

Some ghosts get towers...Ruth apparently preferred a dorm room.

Stories surrounding Morton-Lemley Hall tell of objects moving, electronics behaving strangely and students feeling as though someone—or something—was in the room with them. The supposed culprit became known simply as Ruth.

Unlike many campus ghosts, however, Ruth wasn't entirely invented. Ruth was a real person connected to the early history of the building.

And in 2005, Berry's own Campus Carrier was already documenting students' stories about what they believed was happening inside.

That's the thing about Berry's ghosts.

The stories don't simply attach themselves to old buildings.

They attach themselves to people, rooms and memories.

👻 Ruth's story is part of SCARY BERRY, now on Rome Home Journal: jebarp.com/blog
Former Morton-Lemley residents: I particularly want to hear from you on this one. Did you ever hear about Ruth?
