maman, the French-inspired café and bakery from New York, opened its newest DFW spot on Oct. 15 at Casa Linda Plaza (1152 N. Buckner Blvd.) in East Dallas.

Touring model homes this fall? 🔨 Before you fall for the decorated version, ask these four questions.

1. What's standard and what's an upgrade? Model homes are often loaded with upgrades. Ask for the list of what comes in the base price.

2. What's the total yearly cost? Some newer Texas neighborhoods are in a MUD or PID. These special districts help pay for things like water lines, roads, and drainage. Ask for the full yearly picture: the total tax rate, any PID assessment, and HOA dues.

3. What does the builder warranty cover, for how long, and how do I file a claim? Get it in writing.

4. Can I hire my own licensed inspector? Ask when they're allowed on site, like before drywall and before closing. Get the answer in writing.

Want your own agent? Reach out to me before your first visit, online sign-up, or chat with a builder. Some builders only honor agent representation if we're there from the very first contact. Rules vary, so we'll check that builder's policy for you.

Fall finally showed up in North Texas, so let's go outside 🍂 Here's my short list of fall weekend plans in Arlington and Grand Prairie:

🎡 Main Street Fest, Fri Oct 23 to Sun Oct 25, City Hall Plaza, 300 W. Main St, Grand Prairie. Live music, carnival rides and food. Free entry and parking, but rides and food cost extra. The Commodores play Friday, Sammy Kershaw Saturday and Keith Nieto Sunday. Times vary, so check before you go.

🌻 Grand Prairie Farmers Market, Sat Oct 24, 8 AM to 1 PM, Market Square, 120 W. Main St. Local produce, honey, tamales, baked goods and more. Easy to pair with Main Street Fest.

🥕 Downtown Arlington Farmers Market, Sat Oct 24, 10 AM to 2 PM, 300 W. Front St. Free entry and free parking. Bring a tote and come hungry.

🎠 Mission Arlington Fall Festival, Sat Oct 24, 10 AM to 2 PM, Central Arlington. Free and open to the public, with hayrides, games, bounce houses, face painting and a carnival.

🎃 Pumpkin Nights, every night this week at Howell Farms, 4016 W. Division St, Arlington. Over 10,000 handcrafted pumpkins all lit up after dark. Entry runs 6 to 9 PM on weeknights and 6 to 9:30 PM on weekends. Tickets are online only and parking is $10.

The Junior League of Collin County brings in more than 125 merchants, and they just started announcing this year's lineup: kids' shops, gifts, health & beauty, holiday décor, and even treats for the dogs.

A few acres, a barn, and room to breathe. That is the mini Texas ranch a lot of North Texans ask me about lately.

It is not a full working ranch. It is a smaller setup that still gives you land, privacy, and space for the life you want outside.

Here is what I tell buyers to look for:

Land you can use, not just look at. Walk it. Check fences, gate access, drainage, and where you would put animals, a garden, or a shop.

A barn or shop that fits your plans. Toys, tools, feed, trailers, and projects all need a home.

Well and septic basics. Ask what is there, how old it is, and when it was last serviced.

Pasture and trees. Good grass, shade, and a water source go a long way for horses, goats, or cattle.

Ag valuation. Many Texas acreage tracts carry a special ag appraisal, not an exemption. Ask early if it's in place, what use qualifies in that county, and whether a change in use could trigger rollback taxes. Your county appraisal district can tell you what applies.

The sweet spot is simple. Enough land to feel free, not so much that weekends turn into work.
