A house that has been on the market since June is still showing June in its photos, and everyone can tell.
Buyers do that math instantly. Green grass and full trees on an October listing means one thing: this has been sitting. And the moment a buyer decides a house has been sitting, two things happen at once. The urgency goes away, and they start assuming something is wrong with it.
Neither one is necessarily true. But the photos said it first, and nobody argues with photos.
So if your listing has been out there a while, the fix is not another price reduction. Try this order instead.
Re-shoot the exterior this week, while there are still leaves worth photographing. Reorder the set so your best interior shot leads, not the front elevation. And change the primary photo, because that alone resets how the listing reads in a feed full of other listings.
A refresh costs [what your photographer charges for a re-shoot, use your own number]. A price reduction costs considerably more than that, and it confirms the exact story your photos were already telling.
