Monroe County’s median sale price didn’t move from July to August. It held at $310,000.
That sounds flat—until you compare it with August 2025. The median price is now 10.8% higher year over year.
The numbers underneath that headline are more revealing:
• 889 new listings: up 11.3% year over year
• 759 closed sales: down 8.2%
• 759 homes in active inventory: up just 0.8%
• 1.0 month of supply: up 9.8%
• 8 median days on market
• Sellers received 115.2% of list price
More homes are reaching the market, but inventory has not increased enough to eliminate competition. Buyers have somewhat more choice; well-positioned properties still command attention quickly.
For homeowners, buyers, and investors, the lesson is the same: “the Rochester market” is not one uniform market. Property type, price range, town, and neighborhood can tell very different stories.
