🤝 Here’s something you probably won’t hear from every cash homebuyer: selling your house to us may NOT be your best option. If your house is in great condition, you have time, you’re comfortable with showings, and your priority is squeezing out the highest possible price, listing with a good real estate agent may make more sense.

That’s okay. Our service is built for homeowners who value something different:
🏠 Selling as-is
🧹 No major cleanout
🔧 No repairs
📅 A more predictable process
🤝 Working directly with a local buyer
💬 Help solving complicated property situations

We think homeowners deserve to understand the difference. A direct sale should be an option, not something you’re pressured into. That’s how we’ve always wanted Brett Buys Roc Houses to operate.

📬 If you’re dealing with foreclosure, one of the most important things you can do is understand exactly where you are in the process. Ignoring letters, calls, or court paperwork doesn’t make the problem disappear—and waiting can reduce the number of options available.

Depending on the situation, possible paths may include working with the lender, catching up payments, selling traditionally, refinancing if available, getting legal guidance, or selling the property. The right answer depends on the facts.

⚠️ And there’s an important difference between a bank foreclosure and a tax foreclosure. The timelines, paperwork, and people involved can be very different. That’s why education matters before making any major decision. At Brett Buys Roc Houses, we’d rather help someone understand the process and keep their house if that’s possible than pressure them into selling.

🍁 Inherited a house in Rochester? You don’t have to decide what to do with it overnight. When someone inherits property, there can be a lot happening at once. There may be family decisions, personal belongings, probate, repairs, taxes, insurance, maintenance, or simply the emotional weight of figuring out what comes next. Selling is only one option.

You may be able to:
🏠 Keep the property
🔑 Turn it into a rental
🛠️ Repair it and sell later
📈 List it with an agent
🤝 Sell it directly as-is

The important part is understanding the costs, responsibilities, timeline, and likely outcome of each option. At Brett Buys Roc Houses, we work with inherited properties regularly—but that doesn’t mean our first answer is always “sell it to us.”

Sometimes keeping the house makes more sense.

🥶 A vacant house in Rochester can become a very different problem once winter arrives. If a property is sitting empty this fall, now is a good time to think about more than just whether you want to sell it.

Cold weather can bring frozen pipes, heating issues, water damage, snow removal, insurance concerns, and problems that may go unnoticed when nobody is checking the property regularly. That doesn’t mean you need to rush into selling. It means you should have a plan.

✅ Confirm the heat is working
✅ Check the plumbing
✅ Keep gutters and drainage clear
✅ Make sure someone is checking the property
✅ Understand what your insurance requires
✅ Decide whether holding, renting, listing, or selling makes sense

🏠 A vacant house can still be a good asset. It just shouldn’t be ignored.

If you’re unsure what to do with one, we’re happy to talk through the options without assuming we should be the buyer.

🍂 Before you spend thousands fixing a house to sell this fall, figure out whether the repairs will actually pay you back. Not every improvement adds dollar-for-dollar value.

Fresh paint, cleaning, decluttering, good lighting, and a clean, dry basement can often make a bigger difference than an expensive renovation. But if the house needs a roof, furnace, kitchen, bathroom, or other major work, it’s worth comparing the numbers before writing checks to contractors.

🏠 Sometimes listing after repairs makes sense. Sometimes selling as-is makes more sense. And sometimes the best answer is doing a few inexpensive things and leaving the rest alone. At Brett Buys Roc Houses, we’d rather help you understand those choices than convince you there’s only one way to sell.

🏠 Selling your house as-is in Rochester doesn’t mean you have to give it away.
A lot of homeowners think “as-is” means taking a low offer just because the house needs work. That’s not necessarily true.

Selling as-is simply means you may be able to skip repairs, cleanout, showings, and the stress of getting the property “market ready.” For some sellers, listing with an agent may still be the better choice. For others, a direct sale can save time, money, and a lot of uncertainty.

At Brett Buys Roc Houses, we believe the best first step is understanding all of your options so you can make the decision that works best for you. No pressure. Just honest information and real solutions.

📚 We created a free resource for Rochester homeowners who don’t know where to begin. Our Homeowner Resource Library covers situations including:

🏠 Inherited homes and probate
💵 Delinquent property taxes
🔨 Tax-auction questions
⚖️ Bank foreclosure
📄 Liens and title problems
👨‍👩‍👧 Family disagreements about a property
🔑 Comparing keeping, listing, renting and selling as-is

This isn’t a page telling everyone to sell us their house. The goal is to help homeowners understand what is happening, organize the right questions and speak with the appropriate tax office, lender, housing counselor or attorney.
After more than 15 years in Rochester real estate, we’ve learned that people make better decisions when they understand all their options.

Sometimes selling is the right answer. Many times it isn’t. Comment **RESOURCE** and we’ll share the free library. No obligation to sell and no pressure.

❤️ There is no reason to be embarrassed about asking for help with foreclosure paperwork. We’ve seen good people freeze because the notices are confusing, the phone calls feel high-pressure and they don’t know who they can trust.

You don’t need to solve everything today. Start with three steps:

1️⃣ Identify exactly who sent the notice
2️⃣ Request the current amount owed in writing
3️⃣ Verify the next legal or auction deadline

From there, you can begin comparing the real options. That might include paying the balance, entering an affordable agreement, financing, listing with an agent or selling the property as-is. Selling isn’t automatically the answer. Sometimes we help someone understand the process and they keep their home. That’s a successful outcome too.

If you don’t know where to start, comment or message **HELP**. We’ll point you toward the right questions without pressuring you to sell.

🏠 “The house is paid off, so we can’t lose it.” Unfortunately, that isn’t always true.

A home without a mortgage can still face tax foreclosure when property taxes and other qualifying charges remain unpaid. A death, an unsettled estate or a disagreement between heirs doesn’t automatically stop the tax-foreclosure process. The taxing authority may continue sending notices and moving toward its legal deadline.

If a family inherits a mortgage-free home:
📌 Confirm whether taxes are current
📌 Request the complete balance in writing
📌 Identify who has legal authority to act
📌 Verify every foreclosure or auction deadline
📌 Speak with a qualified New York attorney when ownership is unclear

Don’t assume that substantial equity will protect the property. Equity doesn’t make a legal deadline disappear. We’d rather help a family keep the home and protect the inheritance. If keeping it isn’t realistic, selling may still be one option to compare before time runs out.

⏳ The family may need time to decide what to do with an inherited house. Unfortunately, the bills don’t pause while everyone decides. The property may continue accumulating:
💵 Property taxes and interest
🏠 Insurance and utilities
🌱 Lawn care and snow removal
🔨 Maintenance and emergency repairs
⚠️ Code violations, fines or legal expenses

One family member may want to keep the house. Another may want to sell. Someone else may not want to discuss it at all. Meanwhile, the property continues costing money. A helpful first step is setting a family decision date. Before that date:
✅ Confirm who has authority to act
✅ Calculate the monthly cost of keeping the property
✅ Identify necessary repairs
✅ Compare keeping, renting, listing and selling as-is
✅ Decide who will manage and fund the house temporarily

The best answer may be keeping the home. It may also be renting, listing or selling it. What matters is making an informed decision before the expenses make it for you.
