Let's talk about something that I think deserves a little more attention in today's real estate market...Days on Market!

We've all done it. You're scrolling through homes for sale, find one you really like and then notice it's been on the market for 60, 90 or even 100+ days.

Your first thought? What's wrong with it?
But here's the thing...sometimes the answer is absolutely NOTHING!

Fall brings a different pace to the real estate market. Summer vacations are over, school is back in session, the holidays are approaching and fewer buyers are actively shopping. That naturally means homes can take longer to sell.

Now add in today's market where buyers are being more mindful of interest rates, monthly payments and overall affordability. They are taking their time, weighing their options and being more selective about their purchases. And guess what? That's ok!

Here's what I really want buyers to understand:

Don't let higher Days on Market number scare you away from a home that checks your boxes! Sometimes a longer time on the market can mean less competition, more room for conversation and an opportunity you might have overlooked simply because of the number.

Of course, it's always important to understand WHY a property hasn't sold. Pricing, condition, location, and marketing all play a role. But days on market alone don't tell the whole story.

A great home doesn't suddenly become a bad home because it's been on the market for 90+ days. Because sometimes the home everyone else has overlooked might just be the perfect one for you!
