Here's how the residential real estate market is doing in plain English: inventory is still tight making it a seller's market, new construction is a smart option if you can wait, and real estate — like the stock market — is cyclical. If selling is on your radar, don't wait for the perfect moment. A balanced or buyer's market can show up fast.

My take: sell now, buy what you want, and refinance if rates drop. Prices are steadily increasing, and rates — while everyone seems to think they're high — are actually below last year and lower than the 50-year average. Drops in U.S. home prices are rare, rates can fall, and prices can spike any day. It's that simple.
