I REPEAT: It’s a good time to be a buyer!

Especially when we think back on 2021 / 2022. Back then, buyers were competing with overlapping showings, multiple offers, offering way above asking, offering their first-born, and STILL being outbid. Just to do all over again on the next house. 🫠

Today, you have opportunities! Time for second looks, options to compare, room to negotiate, better pricing, better contract terms, and time to make a decision you feel confident about - not one you’re rushed into!

Yes, rates are up. We’re paying attention to the economy, too. Your monthly payment needs to work for your budget and lifestyle. But some moves can’t wait on the next rate drop, and there’s a lot to appreciate about being able to buy with some breathing room.

The trick is knowing where you have leverage and what to do with it. Every seller has different priorities, and a good conversation with their agent can tell us a lot more than a price reduction ever could.

Tim and I pick up the phone. We ask questions, build a relationship, and figure out how to structure an offer that SERVES YOU and gives the seller a reason to say YES. Being easy to work with while still being able to negotiate fiercely for our clients can (and does) absolutely co-exist.

We love being home. Getting us out of the house requires a decent offer. 😂

Our version of getting to know Roanoke involves breakfast dates, walks that are accidentally workouts, and a growing attachment to the birds at the Science Museum.

We moved here for a different kind of life, and finding our regular spots has been part of making it ours. The parakeet garden made a strong enough case that we left with a museum membership.

Maybe we need to stop treating “bigger” and “more square footage” like it’s the only way to move up.

At some point, “better” might mean a smaller house somewhere you actually want to be. A yard you’ll use. Less time in traffic and more time doing whatever you keep saying you wish you had time for.

We moved from San Antonio to Roanoke because our idea of a good life changed. That changed what we wanted in a home, too.
