You bought the house, got the keys… and then another property tax bill shows up. 👀📬

Before you panic — this is something many California homeowners experience after purchasing a home.

It’s called a Supplemental Property Tax Bill, and it results from the property being reassessed after a change in ownership.

And an important distinction: this is not your regular annual property tax bill. A supplemental assessment is tied to a reassessment event, such as a change in ownership or qualifying new construction. Depending on when the change occurs, more than one supplemental assessment may be generated.

Another thing buyers don’t always realize? If your property taxes are included in your mortgage payment through an impound/escrow account, don’t assume your supplemental bill will automatically be paid from it. In Riverside County, supplemental bills are mailed directly to the homeowner, and the county advises homeowners to contact their lender to determine who will pay it.

This is also why our relationship with our clients doesn’t end when we hand over the keys. 💛

When we work with our buyers, we follow up after closing and keep an eye out for when their supplemental taxes generate so we can remind them to check the bill and due dates. It’s one more way we help our clients navigate homeownership after closing, not just the transaction that got them there.
