Some of the best conversations at the RING happen after the meeting ends. A lot of them are about money, and where to find it for a deal.

That's what lending2rva is for. I lend on Richmond fix and flips. Hundreds of loans over the years, and I've never had to foreclose on one.

That's not luck. It's protection first, returns second, every single time.

Got a deal and the bank said no? lending2rva.com takes about five minutes.

RING members and new faces both. No speaker, no pitch, just investors who do deals talking about the ones they're working on.

Be honest. Is buying your first home a good investment, or just a place to live that you happen to own?

Before you sign, can you explain out loud how every person in the deal gets paid? If not, why sign?

Would you rather fix up an old house or build a new one from the ground up?

On Wednesday, October 14, Rich Lennon interviews someone who has done both right here in Richmond. Daniil Kleyman founded Rehab Valuator, the deal-analysis software, and Evolve Development, a Richmond development company. He started with the BRRRR: buy, renovate, rent, refinance, repeat. Then he started building. Rich is walking him through his real projects in Church Hill, Union Hill and Manchester.

Plus the market update, and RING Trivia night 3. Winner eats free. Season winner goes to Mexico.

Networking 6:30, education 7:00-8:30. The Great American Ranch, 13995 Raised Antler Cir, Midlothian.

First visit free. Register and we text you a check-in pass: ring-checkin.onrender.com/meetup

If you grew up feeling like nobody taught you how to build wealth, you are right. Not elementary school, not college, not even a finance degree. It is just not really taught.

You are not paranoid if it is the truth. Real financial education gets left out at every level, and then people are surprised when they cannot figure this out later.

Notice the pattern. First there is no education about wealth, then there is a tax bill. It is fine for a company to post a high rate of return. Start talking about your own return and people get strange about it.

So the education has to come from you. If you have not read Rich Dad Poor Dad, start there. The deck feels stacked until you learn the rules, and then it just looks like a game with instructions.
