Here are 5 questions to ask before you hire one:

How many homes did you close last year? Not "how long have you been licensed" — actual transactions, this year.
What's your average list-to-sale price ratio? This tells you whether their clients tend to leave money on the table or actually get what the home is worth.

What happens if my house doesn't sell in 30 days? Their answer tells you if they have an actual strategy or just a listing and a prayer.

Can I talk to your last two clients? Not a testimonial they picked — ask to choose which ones you talk to.

Who's actually showing up to my showings and negotiations — you, or your team? A lot of "top agents" hand off the parts that matter most.

None of this is about finding the agent with the most followers. It's about finding the one who actually gets deals done.

If you're interviewing agents right now, feel free to ask me these same five questions. I'll give you real answers.

This is the question that tells me if a buyer's actually ready, or just looking.

It's not "what's your budget" or "how many bedrooms." Those answers are easy to give and don't tell me much.

The real question is: "What happens if we don't find something in the next few months?"

Buyers who are actually ready have an answer. Maybe it's a lease ending, a growing family, a life change that's already in motion. There's a reason behind the timeline, and they know what it is.

Buyers who are just looking usually pause. Not because they're not serious people — just because there's no real pressure behind the search yet. And that's okay. It just means we're at a different stage.

Neither answer is wrong. But knowing which one I'm working with changes everything about how I help you.

If you're not sure which one you are, that's a good place to start the conversation.

Buyers have more room to negotiate than they've had in a decade. 📊

Here's what the latest NAR data shows. The number of months it would take to sell every home on the market has grown to 4.9 months' supply, its highest level in over ten years, and NAR's chief economist says that's giving buyers better opportunities to negotiate.

At the same time, home prices are still rising, and existing home sales are up 1.6% year-to-date through the first eight months of the year. In August, the median price was $429,100, a 1.6% increase from a year ago.

So what does that mean if you're on the fence? More homes to choose from. More time to decide. More room to ask for what you need. Nobody can predict exactly how long conditions like this will last, but you can understand today's market and decide if it works for you.

Every local market is different, so let's look at what's happening in yours.

I'm not always impressed when a listing goes pending in 48 hours. I know that's not the popular opinion.

Fast can mean it was priced right and negotiated well. It can also mean it was priced low enough that anyone would've jumped, or that it barely got seen before someone scooped it up.

What actually impresses me is slower and less flashy: a seller who held their nerve for a few extra days, ended up with more than one offer, and picked the strongest one — not just the first one.

Speed feels good in the moment. The number on your closing statement is what you actually live with.

If you're thinking about listing, let's talk about what actually gets you the best outcome — not just the fastest one.

📲 DM "SELL" and let's map out your strategy.

POV: you gave up a 3% rate... and would do it all over again in a heartbeat.

Everyone talks about the rate you left behind. Nobody talks about what you left it for — the extra bedroom, the yard your dog actually runs in, the commute that stopped eating your evenings, the space that finally fits your life instead of the one you were making work.

A rate is a number on a piece of paper. A house is where you actually live.

If you're holding onto a low rate out of fear instead of holding onto a home that fits you — that's worth a real conversation, not just a gut reaction.

Sometimes the math on paper isn't the whole math.

Buyers, you have more leverage right now than you've had in a decade. Most of you don't know it yet.

Inventory just hit its highest level in more than 10 years. Sales slowed to their weakest pace in over a year. That combination doesn't happen often — and when it does, it means sellers are more willing to negotiate than they've been in a long time.

Most buyers are still shopping like it's 2022 — bracing for bidding wars, waiving inspections, offering over asking before anyone even asks them to. That market isn't the one you're in right now.

You can negotiate price. You can ask for repairs. You can take your time on a decision instead of making one in 24 hours out of fear.

The leverage is real. It just won't last forever, and most people won't realize it was there until it's gone.

If you're buying soon, let's use this while it's actually working in your favor.

Prices have now risen for 38 straight months. 📈

"Waiting for a crash" isn't a strategy — it's just waiting.

The median existing-home price hit $429,100 in August, up 1.6% from a year earlier — the 38th consecutive month of year-over-year price increases. It's not a spike. It's slow, steady appreciation that's been adding up for over three years straight.

Every month you wait for prices to drop is a month you're more likely buying at a higher price than the one before. Inventory just hit a decade-plus high and sales slowed to their weakest pace in over a year — that's real leverage on negotiation. It hasn't been enough to reverse price direction.

The question isn't "will prices ever come down." It's "can you afford to keep waiting while they don't."

Let’s talk about what home actually feels like. 🏡

It’s painting the walls whatever color you want. It’s hanging pictures without counting nail holes. It’s planting a garden you’ll get to watch grow, and making the kitchen yours, one Sunday morning at a time.

Renting gives you a place to live, and that matters. But there’s something different about walking through a front door that’s yours.

Everyone’s path looks different, so let’s talk about what yours could look like. Send me a DM. 📩

POV: another buyer just told me they're "gonna wait it out for rates to drop." Let's talk about it.

I get the instinct — a lower rate sounds like the obvious win. But here's what I've seen happen in past rate cycles: when rates ease, more buyers tend to come back into the market, which can mean more competition and upward pressure on prices. That's not guaranteed every time, but it's a real pattern worth thinking through.

Meanwhile, home prices have already risen for 38 straight months, according to NAR data — that trend doesn't pause while rates are being watched.

I'm not able to tell you what rates will do — that's a conversation for your lender. But I can help you think through timing, what's actually available right now, and what waiting might cost you in terms of competition and price.

If you're on the fence, let's talk through it together — and loop in your lender so you've got the full picture.

If your house has sat on the market for 3+ weeks, here's what's actually going on.

It's rarely just "bad luck." Usually it's one of these:

The price was set to test the market, not to match it. Buyers do the math fast, and if the number doesn't line up with what they're seeing, they scroll past.

The photos aren't doing the house justice. In a market with more inventory to compete against, weak photos get skipped before anyone even reads the description.

It's priced right for last month, not this one. Inventory has been climbing, which means the competition your house is up against today isn't the same as when you listed it.

None of this means something's wrong with your home. It usually means something needs to shift — and the earlier you catch it, the less it costs you in the long run.

If your listing's been sitting, let's actually look at why — not just tell you to "wait it out."
