🏡 **GROVE POINT NEIGHBORS: WHAT'S HAPPENING IN OUR LOCAL REAL ESTATE MARKET?**

Hello, Grove Point neighbors! 👋

Have you been wondering what homes in our community are selling for? Whether you're thinking about buying, selling, or simply curious about your home's potential value, here's your October neighborhood market update!

📊 **GROVE POINT MARKET SNAPSHOT**

Based on the MLS report dated October 12, 2026:

🏠 **Recent closed sale:** A 1,294-square-foot townhome sold for $308,000 in November 2025.

🔑 **Current competition:** A 1,280-square-foot townhome is listed at $299,999.

📏 **Why size matters:** Not every townhome in Grove Point is the same. Differences in square footage, layout, condition, and upgrades can influence a property's value.

🌎 **THE BIGGER PICTURE**

Across the greater Richmond market, active listings increased 21.3% year over year in September 2026, while the median listing price rose 2.3%. This means buyers have more homes to consider, and sellers need a thoughtful pricing strategy. These are regional statistics, not Grove Point-specific figures.

💡 **WHAT DOES THIS MEAN FOR YOU?**

Your home's value is influenced by more than a neighborhood average. The most useful analysis considers comparable properties, finished square footage, condition, features, and current competition.

Thinking about selling? Curious about your home's current market position? I'm happy to help you understand the numbers and what they may mean for your property.

🎭 BEHIND THE CURTAIN IS WHERE THE ACTION IS!

Have you ever watched a Broadway play and wondered how 10 or more people can be on stage at the same time without running into each other, missing their lines, or getting out of step?

It looks like the actors are doing it all—but behind the curtain, there are directors, stage managers, choreographers, musicians, wardrobe, lighting, and others making sure everyone knows their cue.

The actors we see aren’t operating alone.

Life is much the same way.

We see people. We see their actions. We hear their words. We see situations unfolding right in front of us. But sometimes, there is more happening behind the curtain than we can see.

The Bible reminds us that our struggle is not merely against flesh and blood. There is a spiritual battle taking place. (Ephesians 6:12)

That’s why we can’t afford to react to everything we see.

Before you respond to the person, pause.

Before you make the decision, pray.

Before you step onto the stage, seek the Director.

Ask God, “What is my role in this? What are You telling me to do?”

Sometimes our emotions, past experiences, fears, family patterns, or even spiritual influences can try to push us in a direction God never intended.

But we have a responsibility to exercise self-control, listen for God’s direction, and stay in our assigned position.

And here’s the part I love:

We don’t have to know everything happening behind the curtain.

We just need to know the One who does.

Proverbs 3:5–6 says:

“Trust in the LORD with all your heart,
And lean not on your own understanding;
In all your ways acknowledge Him,
And He shall direct your paths.”

So before you take that next step…

🎭 Pause.
🙏 Pray.
👂 Listen.
🎬 Wait for your cue.
🚶🏽‍♀️ Then move when God says, “ACTION!”

Don’t spend so much time watching everyone else’s performance that you miss your own cue.

Stay focused on the Director.

Because sometimes the greatest revelation isn’t what God shows you about what’s happening behind someone else’s curtain…

It’s what He wants to show you about what’s happening behind yours. ❤️

📖 LENGTHY POST — but especially important for anyone building a business, career, or new chapter in life.

One of the greatest lessons I’ve been reminded of is this:

You cannot build your future while continually allowing your past to occupy your mind.

The Bible tells us to renew our minds and to bring our thoughts into obedience to Christ.

“…be ye transformed by the renewing of your mind…”
— Romans 12:2 KJV

“…bringing into captivity every thought to the obedience of Christ.”
— 2 Corinthians 10:5 KJV

This applies to business just as much as it applies to our personal lives.

Maybe you’ve had a difficult client.

Maybe a transaction didn’t work out.

Maybe someone disappointed you.

Maybe you experienced rejection.

Maybe you made a decision you wish you could redo.

Maybe a previous business relationship didn’t end the way you expected.

Those experiences can teach us—but they don’t have to define us.

Learn the lesson. Make the adjustment. Establish the boundary. Then keep moving.

As business owners and professionals, we have to be careful not to allow yesterday’s disappointment to create tomorrow’s fear.

One difficult experience doesn’t mean every client will be difficult.

One rejection doesn’t mean the next opportunity will be rejected.

One failed strategy doesn’t mean the business cannot succeed.

One closed door doesn’t mean God isn’t opening another.

Proverbs 3:5 reminds us:

“Trust in the LORD with all thine heart; and lean not unto thine own understanding.”

There is wisdom in reviewing our experiences, but there is also wisdom in knowing when to stop revisiting them.

Don’t let the mental replay become a stronghold.

Instead:

✔️ Learn from the experience.
✔️ Pray about it.
✔️ Forgive where necessary.
✔️ Set appropriate boundaries.
✔️ Make better decisions going forward.
✔️ Keep your heart right.
✔️ Keep your mind focused.
✔️ Continue serving people with excellence.
✔️ Trust God with the results.

Hebrews 12:1 says:

“…let us lay aside every weight… and let us run with patience the race that is set before us.”

There are times in business when moving forward requires more than a new strategy.

It requires a renewed mind.

So I’m choosing not to allow past disappointments to dictate future opportunities.

I’m choosing wisdom over fear, discernment over suspicion, forgiveness over bitterness, purpose over distraction, and faith over the need to control every outcome.

The lesson can come with me. The weight doesn’t have to.

There is still work to do.
There are still people to serve.
There are still opportunities ahead.
There is still purpose to fulfill.

And I’m moving forward. 🙏🏽
