🏡 Homes that were listed in July and are currently pending spent an average of just 2.1 days on the market. That kind of speed reflects motivated buyers, strong demand, and the importance of having the right game plan whether you're buying or selling.

Thinking about buying or selling this year? Let's talk about what this means for your situation. Call or text me at 804.937.7540.

📊 #1 Question I get: Has the number homes selling over asking price changed?

As of July 19, fewer homes are selling above list price compared to June, while a slightly larger share are selling below asking price. That could change as more sales close between now and the end of the month but this is where we are right now.

The takeaway? Nearly half of all closed sales are still selling above list price, but buyers may be seeing a little more negotiating power than they did just a month ago.

Every neighborhood tells a different story, so if you're thinking about buying or selling this year, let's talk about it. Call or text me anytime at 804.937.7540.
