Cash buyers aren’t always investors, and some are homeowners using the equity from their current home to purchase their next one outright.

Even if your equity won’t cover the full purchase, it could help you borrow less and make your next move more affordable.

And if you need a mortgage, you’re in good company, since most buyers still finance their purchases.

If you're looking ahead to the end of the year or considering a home purchase in the Northern Virginia region in 2027, let's discuss your goals NOW so we can make sure that you're prepared.

Before you start touring, get clear on your budget, take care of your credit, and map out a timeline that fits your life.

Do not:

❌ Wait until 2027 to make a plan
❌ Take on a new car loan or other major debt
❌ Move large sums without talking to your lender
❌ Rely on an online calculator to set your budget
❌ Let interest rate headlines dictate your next move

Instead:

✅ Pick a monthly payment that leaves room for life
✅ Check with your lender before making big financial moves
✅ Get preapproved before you begin touring homes
✅ Connect with an agent now to map out your next steps

Whether you’re buying your first home or making your next move, let’s talk about your goals and what it’ll take to get there.

Message me here, and let’s turn “someday” into a plan.

An adjustable-rate mortgage may offer a lower starting rate, giving buyers another option to explore when monthly payments feel out of reach.

But that introductory rate won’t last forever, so understanding future adjustments, rate caps, and potential payment increases matters.

Before deciding, ask a trusted lender to compare options and run the numbers for your budget.

If becoming a homeowner in the Northern Virginia region is your goal, let’s discuss ALL your options, not just what you think is possible. Message me here so we can discuss.

Can you decorate for the holidays while your home is on the market? I say yes, with some intentionality.

I love a few pumpkins for Halloween, a natural centerpiece for Thanksgiving, or a wreath and soft white lights for Christmas. A few thoughtful touches can make your home feel inviting while keeping its best features in view.

What I’d leave packed:

🎃 Oversized inflatables that compete with your home’s exterior.
🎃 Towering skeletons, crowded lawn displays, or a Santa on every surface.
🎃 Decorations that make noise, flash, or startle buyers during a showing.
🎃 Christmas trees that overwhelm the room or hide windows.
🎃 Anything that crowds walkways, covers architectural details, or makes rooms feel smaller.

My rule of thumb: let the decorations complement the home. We want buyers to remember the beautiful space and imagine celebrating their own holidays there.

If you’re looking for a new home for the holidays or are ready to sell in the Northern Virginia region, message me here! I’d love to help make your real estate goals happen.

There might be spooky decorations around the neighborhood, but a stale For Sale sign may be the most haunting thing you’ll see. Here are four ways to avoid spooking potential buyers this fall:

🎃 Price it right from the start. An expert Realtor can assist.

🎃 Make a great first impression with repairs, curb appeal, and inviting photos. Pre-inspect your own home with an inspector and ask your Realtor to figure out the right things to address.

🎃 Stay open to negotiating. In a buyer's market, it's important to assess offers realistically.

🎃 Listen to buyer feedback and adjust when needed.

Ready to make your move? Let’s put a plan together. Message me here so we can make sure there are no jump scares in your home selling process.

Preparation, pricing, and positioning make all the difference in real estate. 🔑

It was a pleasure working with Marilyn Brennan and Chris Brennan to bring this Paeonian Springs listing to market, and the strategy paid off with a contract before this past Saturday’s open house!

When a property is thoughtfully prepared and strategically marketed, the right opportunity can come along sooner than expected.

Ready to work with a trusted Northern Virginia Realtor for your next move? I'd love to help! Message me to learn more.

Before real estate, I spent years in the building materials industry. Today, that experience gives my clients an extra advantage. 🏡

From recognizing quality craftsmanship and understanding construction details to negotiating deals and managing complex projects, my background helps me look beyond a home’s surface appeal.

I know what to look for, which questions to ask, and how to navigate the unexpected.

Most importantly, I know that a successful transaction is about more than the property. It’s about building relationships, solving problems, and helping clients make confident decisions.

Decades of industry experience have shaped the way I serve buyers and sellers, and I wouldn’t have it any other way.

Curious how my background could benefit your next move? Let’s connect!
