Inherited a home in Reno or Sparks—but who can actually sign to sell it?

Having the keys, handling cleanup, or being named in a will does not necessarily establish signing authority. Ownership, trust documents, and probate authority can change the answer.

Our latest article explains what to clarify with the attorney and title team before setting dates:

Before selling an inherited Reno-Sparks home, clarify ownership, trustee or probate authority, and the documents your attorney and title team need.

Mortgage rates eased. Is that a turning point?

Freddie Mac's October 22, 2026 report puts the national 30-year fixed mortgage average at 7.32%, down from 7.40% last week.

That's a lower weekly reading—but the same report puts the year-ago average at 6.19%. Both comparisons matter: rates eased this week while remaining above the year-ago benchmark.

For Reno–Sparks buyers and homeowners considering a move, this is a national reference point, not the rate a local lender will necessarily offer.

For sellers, the distinction matters too: one lower mortgage-rate reading does not show that local sales or buyer demand have rebounded. This release measures mortgage rates, not Reno–Sparks closings.

The answer to the headline? A weekly dip is welcome information, but it isn't enough to call a turning point.

Your Reno home is selling—but your next home isn’t ready. Are you really moving twice?

A seller rent-back may offer another option. But staying after closing takes more than “we just need another week.” Buyer agreement, financing, insurance and written move-out terms all matter.

What should you sort out before the moving dates stop lining up? Read our latest on The Buzz:

Which One Is Real—and Which One Is AI?

One got great service and saved $12,120.00. The other is more interested in the yard.

Make your guess, then see the next image for the reveal.

A: Real seller. Great service. $12,120.00 saved.
B: AI-generated agent. More interested in the yard.

Individual result. Actual savings vary. B is AI-generated satire; its brokerage is fictional. Real estate fees are negotiable.

Inflation just came in hotter than expected. What happens to mortgage rates now?

Today’s September inflation report showed consumer prices up 3.7% from a year ago, above the 3.6% economists expected. Energy was a major driver, with higher fuel costs tied to the Iran war.

Why does that matter for real estate?

Higher-than-expected inflation tends to put upward pressure on bond yields. Investors want a higher return when inflation erodes the value of future payments. Mortgage rates are closely tied to the bond market, so that pressure can carry through to home loans. Persistent inflation can also reduce expectations for Federal Reserve rate cuts.

For Reno-Sparks buyers, higher mortgage rates mean less purchasing power. For sellers, that can mean a smaller pool of qualified buyers and more pressure to get the asking price right.

One report doesn’t guarantee rates will rise. But hotter inflation can make the path to lower mortgage rates harder. The next thing to watch is how Treasury yields and mortgage pricing respond.

Would you spend $80,000 on a kitchen remodel if a smaller update might make more sense at resale?

The latest Reno Cost vs. Value estimates show a big difference between a focused kitchen refresh and a major renovation. Bigger and more expensive does not always mean a better return when it is time to sell.

Before choosing cabinets, countertops, or a completely new layout, consider:

• How soon might you sell?
• What do nearby sold homes look like?
• Can you keep the existing layout?
• Are you remodeling for resale—or for years of personal enjoyment?
