Even haunted houses deserve a little TLC! 👻🏡 A fresh coat of paint is one of the simplest ways to breathe new life into a space, boost curb appeal, and make a home feel a little less creepy and a lot more cozy. After all, the only thing that should be haunting your home this Halloween is the decor! 🎃

Existing Home Sales Treading Same Old Water
By: Matthew Graham
Fri, Oct 16, 2026

“Existing-home sales edged higher in September with The National Association of REALTORS® reporting a 1.5% increase to a seasonally adjusted annual rate of 3.99 million. August and September mark the two slowest months for home sales this year, as higher borrowing costs continued to limit the pool of qualified buyers.
“Further increases in mortgage rates in recent weeks mean fewer buyers can qualify to purchase a home,” Yun said. Freddie Mac's average 30-year fixed rate climbed to 6.86% in September, up from 6.67% in August and 6.35% a year earlier.
Inventory continued to offer buyers more options than they had a year ago, although the latest increase was relatively modest. Total housing inventory reached 1.60 million units, up 1.9% from August and 4.6% year over year.
Buyers may also have more room to negotiate as homes take longer to sell. The median time on market increased to 33 days, up from 31 days in August. Yun said the combination of higher inventory and longer selling times could require sellers to offer price reductions or other incentives to attract buyers.
National home prices continued to rise, though appreciation remained modest. The median existing-home price reached $417,500, up 1.3% from September 2025 and marking the 39th consecutive month of year-over-year gains. The Housing Affordability Index slipped to 105.4 from 106.7 a year earlier, with affordability deteriorating in three of the four regions.”

BE ON THE ALERT, DON’T BE IN A RUSH, CONFIRM ANY LAST MINUTE CHANGES BY YOUR ESCROW OFFICER! Sadly real estate professionals are not immune from hackers. Scammers are using technology to get to all of us. Be suspicious of emails, texts, calls that bait you to click on a link or have you give out personal info.

Real estate fraud is becoming more common, more sophisticated, and harder to spot. A new NAR resource explains why real estate professionals are frequent targets and gives practical steps to help you prevent, detect, and report fraud.

Yields "Plummet" to Best Level In...
By: Matthew Graham
October 8, 2026
“4 trading days... All the way back on October 2nd (last Friday), intraday lows were 5.151%. In other words, today's rally was definitely nice and definitely worth discussing, but if we're witnessing the inception of anything legitimately exciting here, it's in an embryonic stage as of today. 10yr yields would need to be below 5.0% just over a month from now to confirm a truly big shift. As for drivers, we'd have a hard time reconciling today's friendly reversal without giving some credit to investors "buying the dip" in bond prices (or the supportive ceiling in yields around 5.33-5.35). Additional mid-day gains followed war headlines and a decently strong 30yr bond auction. No major data tomorrow.”

Higher Rates Sapped Mortgage Demand, Surprising No One
By: Matthew Graham
Fri, Oct 2, 2026
“Mortgage demand shocked no one by declining last week as mortgage rates climbed to their highest level in nearly three years. The Mortgage Bankers Association (MBA) reported a 6% drop in total mortgage application volume for the week ending September 25.
Both sides of the market moved lower, with the seasonally adjusted Purchase Index falling 4% and refinance applications dropping 9%. MBA said purchase and refinance activity both reached their slowest weekly pace since 2025.
Refinances always get hit hardest by rate spikes with the index now 56% lower than a year earlier. Government refinance applications fell 13% from the prior week.
"Mortgage rates jumped to their highest level in almost three years, pushing borrowers to the sidelines," said Joel Kan, MBA's Vice President and Deputy Chief Economist. He noted that the 30-year fixed rate reached 7.30%, its highest level since November 2023.
There was another sign that some borrowers are looking for alternatives to the traditional fixed-rate mortgage. ARM loans accounted for 10.3% of all applications, the highest share since October 2025. Kan said ARM rates were roughly 80 basis points below fixed rates, although the average 5/1 ARM rate also moved higher in the latest survey.”

Brutal Day And For The Scariest Reasons
By: Matthew Graham
September 24, 2026
“Despite a slightly stronger start and initial promise of resilience in the face of higher oil prices, bonds bounced nauseatingly higher starting around 10am. Oil prices do a fairly terrible job of explaining the bond weakness, even though oil moved a few bucks higher throughout the day. So what moved markets? That's the scary part: there was no obvious intraday catalyst. The fact is that a lot of traders have decided to sell a lot of bonds very quickly. As obvious as that sounds, we're referring to a staggering uptick in volume as well as average volume per minute. Today, it resulted in roughly 3.8m 10yr futures contracts. Contrast that to Friday the 11th when volume was "only" 2.8m contracts (the prevailing range for the past few months has largely been 1-2m). This is the kind of price action we have in mind when attempting to define undefinable concepts like "repricing of risk."”
