‼ This is NOT a “BUY NOW!” post. 😂

It IS a reminder that waiting for the “perfect” housing market can be a pretty complicated strategy.

AD Mortgage looked at 23 years of housing data across all 50 states + D.C. and compared two scenarios: buy a home that year, or wait two years to buy. The analysis accounted for home prices, mortgage rates, a 15% down payment, household income, and the additional savings accumulated while waiting.

💡 The results: buying sooner came out ahead in 61% of the scenarios studied. And in California? 74% of the scenarios studied!

But the part I find most interesting isn’t actually the 61%. It’s what happened when rates went DOWN.

In 2013, the average mortgage rate was 3.98%. By 2015, it had fallen to 3.85%. And yet buying in 2013 still came out ahead in 84% of the scenarios studied. Why? Because rates aren’t the only thing moving while you wait. Prices move. Your savings change. Your buying power changes. Life changes.

And before anyone turns this into “SEE?! BUY NOW!”, nope. 😂

There were periods in the study when waiting was absolutely the better outcome.

That’s the point.

There is no universally perfect housing market. And there isn’t a magical mortgage rate that suddenly makes buying the right decision for everyone. Sometimes waiting makes sense. Sometimes buying sooner makes sense. The right time is the right time for YOU—when the finances work, the home fits your life, and the opportunities available in your market make sense.

If you’re trying to decide whether that’s now or later, let’s actually run the numbers instead of guessing. No pressure. Just better information. 🍊

“We’ll wait until spring.”

Okay. But why? 😂

There are plenty of good reasons to wait to buy or sell a home. Your finances. Your job. Your family. Your plans. Sometimes the timing just isn’t right.

But “because it’s fall” isn’t automatically one of them.

This is Southern California. We don’t exactly shut down for winter; and historically, Q4 has actually been my busiest quarter year after year.

The market changes this time of year, sure. There may be fewer homes coming on the market and fewer buyers looking. But the people who are making moves tend to have a reason to be there.

So don’t plan your move around the calendar.
Plan it around your life + the actual market.

Thinking about buying or selling between now and spring? DM me. We’ll look at what’s actually happening for your home, neighborhood, price point and situation...and figure out whether waiting makes sense for you.

Just a little perspective on this housing market... Lower rates don’t always mean a better buying experience. 🏡

Sometimes less competition, more negotiating power, and the opportunity for a better purchase price or seller-paid rate buydown can make a meaningful difference.

There’s opportunity in EVERY market. The trick is knowing where to find it, what you can afford, and how to make it work for YOU.

Thinking about buying in Redlands or the Inland Empire? Let’s look at the numbers together. No pressure. No hype. Just a strategy that makes sense.

👇 Would you rather buy at a lower rate with 20 competing offers, or a higher rate with room to negotiate?

🕊️ In Loving Memory of Dr. Sami Nazzal ❤️

I’ve been a little harder to reach this week. I’ve let some phone calls go unanswered, stepped away from conversations, and generally kept to myself. I’ve needed some time to reflect.

My uncle, Dr. Sami Nazzal, passed away recently.

We came to California following Uncle Sami. So much of our life here is possible because of his generosity. He was quiet, mellow, sometimes a little gruff. Like all the Nazzal brothers, he didn’t say much. At least, not in English, and my terrible Arabic didn’t help facilitate any of that, haha. But he cared deeply, and without making a production of it. I think that’s why I understood him. I’m much the same way.

Growing up, I mostly saw him at family gatherings. Watching him miss holidays while building his practice was part of why I didn’t pursue medicine myself. Funny how I now recognize a little of that same work ethic in myself, albeit in a completely different field.

“Nazzal? Are you related to Dr. Nazzal?” I’ve heard that question my whole life. He spent decades saving lives and teaching future physicians. He worked until illness forced him to stop. Yet at home, he was simply Uncle Sami, tending fruit trees and animals, welcoming family from around the world.

Since his passing, I’ve heard and read stories from patients, students, residents, and colleagues whose lives he changed, many people I never knew he’d touched. For a man of so few words, it’s remarkable how many people have something meaningful to say about him.

I knew he was an extraordinary physician. What I hadn’t fully understood was how deeply he connected with people. Reading their stories, I recognize the same quiet compassion I’ve always seen in my dad. The family resemblance runs deep.

So many of us gathered around him in his final days that the staff kept having to send us out. It felt right for a man whose home had always welcomed family.

His legacy isn’t just the lives he saved. It’s the lives he changed. I’m one of them.

More than anything, I feel gratitude: for his generosity, his example, and the life our family has here because of him.

Thank you for everything, Uncle Sami. Rest in peace.
