In my business, 90 acres in Navesink usually means one thing: development. Dick and Elizabeth Scudder saw it differently.

For more than 40 years they turned down that path and protected their land, then gave all of it away so it could stay wild for good. Today it’s the Scudder Preserve, right next to Huber Woods. It’s an accredited arboretum with rare American chestnuts, massive white oaks, and a tulip tree that was already growing when this county was mostly farmland.

A new federal housing law has passed and this bill is the largest housing legislation in decades.

But will it actually move the needle?

The 21st Century ROAD to Housing Act contains an array of technical tweaks and rule changes designed to boost the supply of both market-rate and affordable housing. On paper, it sounds significant.

The reality? Much of what the legislation promises won't happen unless Congress funds it, a hollowed-out HUD can effectively implement it, and private developers decide the incentives are worth acting upon.

As someone who works in this market every day, the housing supply problem is real and it's not going away. Any legislation that moves things in the right direction is worth watching. But promises without funding aren't solutions.

Jackson Township just became the 38th New Jersey town to ban data centers.

They join Stafford, Manchester, and Howell, making four Ocean County towns now on record against them. Jackson’s council said the goal is protecting residents, natural resources, and the character of the town.

My babies are 26!!! Happy birthday Ava and Sofia. I can’t believe you guys are 26.. I’m so proud of you both. You’re both doing what you love. Ava a nurse in the pediatric ER at Jersey Shore and Sofia playing professional soccer in another country. It’s not so much what you’re doing but more that you’re both doing what you love and what makes you happy. As long as you’re happy I’m happy. I love you both so much. Happy birthday my loves!
