The next homebuilding cost problem might not be lumber. It might be finding the people to build the house.

For the last few years, softer construction activity gave builders some breathing room on labor and materials.

That may be changing.

Lennar says construction costs per square foot have fallen 14% since Q4 2023, but its leadership says labor availability is beginning to tighten in some markets. KB Home, meanwhile, says it isn't seeing broad labor tightening yet—a good reminder that construction markets are highly local.

Three things I'm watching:

→ Data center construction is competing for certain skilled trades in some markets.
→ Experienced tradespeople are retiring, especially in roles like electrical, plumbing and HVAC.
→ Changes in international migration could affect the future construction labor pool.

And there's an important nuance:

This isn't happening everywhere at the same time.

That's why, as an investor/developer, I don't just ask, “What's the price per square foot?”

I want to know:

Who is building it? How busy are the trades? How long are bids valid? And what happens to the budget if labor moves 5–10%?

Because a deal that works on today's construction estimate can look very different when your labor market changes.

Construction costs aren't just a line item. They're a market risk.

The housing market is getting more negotiable—and investors should be paying attention.

One number from the latest Zoodealio–ResiClub survey really stands out:

74% of surveyed real estate agents say negotiating power has shifted toward buyers over the past year.

And the trend underneath it matters:

→ 63% say buyer demand is lower than a year ago
→ 49% say seller urgency has increased
→ Only 30% expect local home prices to rise over the next 12 months
→ 48% are optimistic about their business outlook, down from 60% in Q4 2025

That doesn't mean every market is suddenly a buyer's market.

It means leverage is changing.

For investors, that's where the opportunity gets interesting.

When buyers have more negotiating power, I’m looking harder at:

Purchase price → seller motivation → concessions → financing → renovation costs → exit strategy.

The goal isn't to predict where prices go next.

The goal is to structure the deal so it still works if they don't.

"Aren't you scared to invest in this market?"

Me: 🕶️📈

Market swings aren't a red light—they're usually where the best opportunities are hidden.

While the majority wait on the sidelines waiting for the "perfect time," seasoned investors know that real estate is a long-term game. Interest rate shifts and market fluctuations are just temporary noise when your core numbers make sense.

Downturns don't stop wealth creation; they just change where you look for value.

Me: Promises to stick to the original financial plan.

Also me 0.5 seconds after a new property listing drops: 👀🏠

Is it really a plan if you don't pivot the second a high-yield deal hits the market? 😅

When you're building wealth through real estate, "sticking to the plan" usually lasts until a property with unbeatable numbers pops up. Knowing when to stick to your strategy—and when to seize a high-ROI opportunity—is the real art of investing.

The buyer pool is changing. And FHA loans are showing it. 👀

Here's the stat that caught my attention:

Ashton Woods: FHA-financed buyers were 15% of sales in 2022. Today: 39%.

That's not just a mortgage statistic.

It's a signal about housing affordability.

When home prices stay elevated and mortgage rates remain high, the entry-level buyer has fewer ways to make the numbers work.

FHA can help because eligible buyers can put down as little as 3.5%, with more flexible qualification standards than many conventional loans.

Builders can then layer on:

🏠 FHA financing
📉 Rate buydowns
💰 Closing-cost incentives
🔨 Upgrades & concessions

…and suddenly a buyer who couldn't make the monthly payment work may be able to close.

But here's the part I find interesting:

ResiClub's analysis found FHA usage among major builders ranged from 3% at Toll Brothers to 53% at LGI Homes in 2025.

That's a huge difference—and it largely reflects the different buyers and price points those builders serve.

The New York Fed also found FHA represented about 12% of outstanding mortgage balances but 38% of 30+ day delinquent balances in 2025.

So I'm not looking at this as a prediction of a housing crash.

I'm looking at it as another piece of the affordability puzzle.

The question for investors isn't just “Are builders selling homes?”

It's:

“What does it take to get today's buyer across the finish line?”

That tells you a lot about the real state of housing demand.
