📊 December 2025 Market Snapshot |
Triangle Real Estate Update

Here’s a quick look at how our local housing market wrapped up the year, based on the latest MLS data:

• Median home price: $465,000, down slightly by 1.1%
• Homes sold: 1,901 closed sales, up 14.1% from last year
• Days on market: 37 days, homes are taking longer to sell
• Active inventory: 4,561 homes, up nearly 30%
• Price per square foot: $220, down 2.7%
• New listings: 1,217, up 8.7%
• Affordability index: Improving, up 26%

📌 What this tells us:
Inventory is growing and buyers have more choices than they’ve had in a while. Homes are taking a bit longer to sell, and pricing has softened slightly, but buyer activity remains strong. This is shaping up to be a more balanced market, not a slowdown.

🏡 For sellers: Pricing and presentation matter more than ever. Well-prepared homes are still selling, but overpricing will cost you time and leverage.
🔑 For buyers: More options, more negotiating room, and improving affordability make this a window worth paying attention to.

If you’re thinking about buying, selling, or just want to know what these numbers mean for your specific neighborhood, I’m happy to break it down one-on-one. Just send me a message.

🚨 Huge Economic Development News for the Triangle! 🚨

North Carolina just scored another major win. Novartis, one of the world’s leading pharmaceutical companies, is making a massive investment to build a flagship U.S. manufacturing hub right here in our backyard.

Here’s what’s coming to Durham, Morrisville, and the surrounding area:
🏗️ $771 million total investment
🏥 Three brand-new facilities + expansion of a fourth
📦 Over 700,000 sq. ft. of advanced manufacturing space
💊 End-to-end production for biologics, sterile packaging, tablets and capsules
👩‍🔬 700 new jobs expected by 2030
📅 First openings planned as early as 2027

This is all part of Novartis’ larger plan to invest $23 billion into U.S. manufacturing and R&D over the next five years. Their goal is simple: produce all medicines start-to-finish in the United States and build a more resilient supply chain.

What this means for our region:
🌆 More talent relocating to the Triangle
🏘️ Higher demand for housing
💼 Stronger jobs pipeline in life sciences
📈 Continued growth for our local economy

North Carolina’s Economic Investment Committee also awarded Novartis a Job Development Investment Grant based on long-term growth and tax impact, showing how committed the state is to supporting innovation.

The Triangle continues to prove it’s not just growing — it’s leading. Exciting times ahead for our community.

JUST ANNOUNCED: Novartis, a global leader in the development and manufacturing of innovative medicines, will invest $771 million in Durham and Wake counties. The company expects to create 700 jobs across three locations in Durham and Morrisville.
