JUST SOLD | 359 Holly Road, Marshfield

Congratulations to my clients on their beautiful new home in Marshfield.

This one was special. We sold their home first, then found their next one: four bedrooms on a full acre, tucked into the trees, with room to gather inside and a backyard made for summer nights by the fire pit.

Buying and selling at the same time can feel overwhelming. My job is to make both moves feel like one, lining up the timing, finding creative solutions when things get complicated, and keeping the process smooth from listing day to moving day.

I grew up in Scituate and have spent my career helping families across the South Shore. If you’re thinking about your next move, I’d love to help you plan it.

Sold for $1,275,000 | Represented the buyers

JUST LISTED | 24 Orchard Street, Squantum

One house from the water in one of Quincy’s most sought-after neighborhoods. This extensively updated home offers four levels of living space, water views and fresh ocean breezes, all minutes from downtown Boston.

Inside: a vaulted living room with a wall of glass opening to the deck, a skylit kitchen made for gathering, a primary suite with an en suite bath, walk-in closet and balcony, and two working fireplaces. A separate lower-level apartment with a brand-new kitchen and bath adds space for guests, extended family or a home office.

The hard work is done: new roof and water heater (2025), updated HVAC with three ductless mini-splits (2026), new windows, doors, hardwoods and fresh paint throughout. Not in a FEMA flood zone, so no flood insurance is required.

Close to the beaches, the yacht club and the Red Line.

Offered at $1,500,000 | 6 bedrooms | 3.5 baths | 3,600 sq ft

SOUTH SHORE - 1 in 5 sellers did a price reduction in the last two weeks.

What does it cost to sell your home in Massachusetts? Expect roughly 5–7% of your sale price. Here’s the breakdown on a $1M sale.

🏡 Listing broker fee (2–3%): $20,000–$30,000
Pays your agent to price, market, negotiate and get you to closing.

🤝 Buyer broker fee (2–3%): $20,000–$30,000
Compensation for the buyer’s agent. It’s negotiated deal by deal, but offering it remains the standard, and being open to negotiating it is highly advisable. Most buyers work with an agent, and many can’t cover that fee on top of their down payment.

🧾 Deed excise tax: $4,560
The state’s tax on transferring your property: $4.56 per $1,000 of sale price. (Higher on Cape Cod: $6,480.)

⚖️ Attorney fee: $1,500–$1,800
MA is an attorney state. Your attorney prepares the deed, clears title and pays off your mortgage.

🚽 Title V inspection: ~$1,000
Only if you’re on septic. A licensed inspector certifies your system meets state standards. Tip: getting it done early helps you avoid surprises during the sale.

📑 Recording fee: $105
The Registry of Deeds fee to record the discharge of your mortgage.

🔥 Smoke & CO certificate: ~$50
Your fire department inspects your detectors before closing. If your alarms are old or not up to code, replacing them can add a few hundred dollars or more.

🏛️ Municipal lien certificate: ~$50
Proves you owe the town nothing in taxes, water or sewer.

💡 Also at closing: prorated property taxes, final water/sewer bills, your mortgage payoff, and any agreed repair credits.

Fees are only half the equation. Working with a qualified seller’s agent who truly knows your local market can be the difference in netting a higher price overall.
