Find Your Next Home
You need someone who knows this area inside and out! I can work with you to find the right home at the right price for you, including all the neighborhood amenities that matter - not to mention the essential criteria you have for your ideal home

Sell a Home
When it's time to move, you need someone who will advertise your home, show to prospective buyers, negotiate the purchase contract, arrange financing, oversee the inspections, handle all necessary paperwork and supervise the closing. I can take care of everything you need, from start to close. Consult on Home Selling Tactics
Oftentimes buyers don't visualize living in your home the way you do. I can make your home attractive to its ideal audience - which can help you get top dollar. Things like staging the home, making repairs or minor improvements, or even simply painting the walls can be the difference between a home resting on the market and one that's sold fast.

If you've been weighing whether to keep the house and rent it out, it's worth hearing the other side: plenty of the time, selling is the clearer call. ⁣
⁣
You need equity. If the down payment on the next home depends on this one's proceeds, that usually settles it. Stretching to carry two mortgages is where this decision goes wrong most often. ⁣
⁣
The numbers don't work. Rent that doesn't cover the carrying costs, with no strong case for appreciation, is a monthly subsidy to a house you no longer live in. ⁣
⁣
The house needs work. Deferred maintenance, an aging roof, old systems. Tenants don't defer those costs — they surface them. ⁣
⁣
Your home sells well right now. A softer headline market doesn't mean your specific house is sitting. ⁣
⁣
You don't want the job. Being a landlord is ongoing work, not a one-time decision. Plenty of owners run the numbers, see a decent hold on paper, and sell anyway because they'd rather have a clean break and a simpler life. ⁣
⁣
Keeping the house isn't a free option. It just doesn't come with a monthly bill that makes the cost obvious. ⁣

🏠 NEW LISTING - Historic 1861 Farmhouse
➡️ 1174 S Hanover Street, Pottstown, PA 19465

21.8 acres of open fields, mature trees, and two stocked ponds.

Tillable fields stretch out toward wooded borders, with plenty of room for crops, gardens, livestock or even a horse or two. A gazebo with a stone fireplace sits at the edge of one of the ponds.

Bring your vision. Properties with this much land, history, and potential are hard to find.

Most owners weighing "sell it or rent it out" start with two numbers: what the house would sell for, and what it would rent for. ⁣
⁣
Those two numbers don't answer the question. ⁣
⁣
What matters is what each path nets you over the years you'd actually hold it. On the sell side, that's the proceeds after commission, closing costs, and whatever it takes to get the deal done — and then what that equity goes on to do next. On the rent side, it's the mortgage plus property taxes, insurance, a maintenance reserve, a vacancy allowance, and management fees if you won't be handling it yourself. ⁣
⁣
And a rental pays you in three ways that arrive at different speeds: monthly cash flow, the principal your tenant is quietly paying down, and appreciation over time. A house that barely breaks even each month can still be a strong hold. One that cash-flows can still be the wrong call if you need that equity for the next place. ⁣
⁣
Run it with real local numbers for your specific house. Rent, taxes, and appreciation vary enough from one neighborhood to the next to flip the answer. ⁣

Keeping your old house and renting it out sounds simple. It's manageable — but five things change the day a tenant moves in, and every one of them is easier to handle before than after. ⁣
⁣
🏦 Your lender — most primary-residence mortgages require you to move in and live there for a set period first. Confirm where you stand before you plan around it. ⁣
⁣
🛡️ Your insurance — a standard homeowner's policy doesn't cover a home rented out long-term, and a landlord policy generally runs about 25% more. ⁣
⁣
📋 Your HOA — rental caps, minimum lease terms, and approval processes are the reason some owners can't take this path at all. ⁣
⁣
🔑 Your tenant — screening, a proper lease, security deposit rules, and your state's and city's landlord-tenant law. This is the part that goes wrong when it's rushed. ⁣
⁣
⏰ Your time — a few hours a month in a quiet stretch, and whole days when something breaks or someone moves out. The 2 a.m. water heater call is real. ⁣
⁣
Nothing on that list is a reason not to do it. All of it is a reason to do it on purpose. ⁣

When people move, there's usually an assumption: you sell the house you're leaving and put the money toward the next one. ⁣
⁣
More owners are pausing this year and asking a second question — should I sell at all, or keep it and rent it out? ⁣
⁣
We just published a post that walks through both paths: what each one actually nets you, what really changes the day you become a landlord, and when selling is simply the better call. ⁣

Heating season has a way of exposing the little things that were easy to ignore all summer. 🔧 ⁣
⁣
Five checks worth doing now: ⁣
⁣
1️⃣ Check or change the filter — if your heating system has one, follow the replacement schedule in the owner's manual ⁣
⁣
2️⃣ Book service if it's due — it's better to find a small problem during a routine visit than during a no-heat call ⁣
⁣
3️⃣ Find the drafts — doors, windows, the attic hatch, anywhere pipes come through a wall. Weatherstripping and a tube of caulk go a long way ⁣
⁣
4️⃣ Review the thermostat schedule — make sure it still matches when you're home, asleep, and away ⁣
⁣
5️⃣ Reverse the ceiling fans, if yours have a winter setting — clockwise on low helps circulate warm air back into the room ⁣
⁣
A short check now helps your heating system work the way it's supposed to all season. ⁣
⁣
