Charlotte County Condo & Townhouse Market Update — September 2026

More buyers are signing contracts, and fewer properties are on the market! Here’s how September compared with a year ago:

✅ 93 closed sales — up 2.2%
✅ $216,700 median sale price — up 0.8%
✅ New pending sales up 28.1%
✅ 661 properties for sale — down 17.7%
✅ 83 days to contract — down from 124 days

For sellers, fewer competing listings is encouraging, but pricing and presentation still matter. Buyers still have options, although inventory has tightened compared with last year.

Good news for Florida homeowners! 🏡

Florida’s property insurance market is showing signs of improvement. State regulators recently approved rate decreases affecting more than 62,000 homeowners policies, and Citizens’ 2026 rates are set to drop by an average of 8.8% for homeowners with multiperil coverage.

Your premium will still depend on your home, coverage and insurer, so it’s worth asking your insurance agent to compare options when your policy comes up for renewal.

🏡 Charlotte County Condo & Townhouse Market Update – August 2026

The latest numbers show some encouraging changes in our local condo and townhouse market!

📈 92 closed sales — up 12.2% from last year
💰 Median sale price: $245,800 — up 34.7% year-over-year
🏠 652 active listings — down 21%
📉 5.9 months of inventory, compared with 9.9 months last August
⏱️ 70 days median time to contract, down from 88 days last year

The big story is shrinking inventory combined with stronger sales. While every community and price range is different, the market has shifted considerably from the higher inventory levels we experienced last year.

The Charlotte County townhouse and condo market showed strong activity in May!

✅ Closed sales increased 19.8% year-over-year, with 127 properties sold
✅ Median sale price rose 9.4% to $255,000
✅ New pending sales jumped 38.9%, signaling continued buyer demand
✅ Cash sales increased 26.1%, accounting for nearly 69% of all transactions
✅ Inventory declined 27.2% compared to last year, while months of supply dropped 44.1%

These numbers indicate a healthy and active market, with strong buyer interest and rising property values.
