🧰 Why does horsehair plaster crumble over time?

Horsehair plaster was commonly used in older homes before modern drywall. The horsehair acted as reinforcement, helping the plaster hold together and reducing cracking. Although it was built to last, decades of movement, moisture, temperature changes, and normal settling can weaken it.

Over time, the plaster can also lose its grip on the wooden lath behind it. Once those “keys” break, the plaster may crack, become loose, or begin crumbling—even when the surface still looks relatively solid.

This is especially common around ceilings, windows, doors, and areas that have experienced water leaks. Crumbling plaster doesn’t necessarily mean poor construction; in many cases, it’s simply an original building material reaching the end of its service life.

Owning and managing older properties means understanding how these materials age—and knowing when they can be repaired versus when replacement is the safer, longer-lasting option.

In this case, it was time for a do over!
