It’s been a busy week in real estate!

Submitted an offer for my buyers last night and got the happy news today…OFFER ACCEPTED!

One of my favorite parts of this job is seeing everything start to come together for the people I’m working with. Feeling grateful for their trust and excited for what’s ahead!

I also had two listing appointments today, with another tomorrow. Lots of conversations, planning, and things in the works and I’m grateful for everyone trusting me to help them navigate their next move.

Buyers: Rates are still a consideration, but there can be opportunities this time of year. Fewer buyers out looking can mean less competition and more room to negotiate closing cost credits or explore options like a seller 2/1 temporary rate buy down with your lender.

Sellers: Serious buyers are still out there- I’m working with them! With many sellers waiting until spring, listing now could mean fewer homes competing with yours for attention.

The right timing is personal, and spring isn’t the only season to make a move. If you’ve been thinking about buying or selling, let’s talk through what it could look like for you.

🏡 Buying or selling a home in Rhode Island in 2027? There’s a new requirement to plan for.

Rhode Island’s new radon law applies to purchase and sales agreements signed on or after June 1, 2027.

Here’s what it means for buyers and sellers:

✔️ Mandatory Professional testing: Most residential sales will require a radon test completed within one year before closing. DIY kits won’t meet this requirement.

✔️ Shared results: Results must be provided to the buyer, seller, and any lender designated by the buyer.

✔️ Mitigation Requirements: If testing reveals radon levels exceeding 4.0 picocuries per liter (pCi/L), a radon mitigation system must be installed by a certified or licensed professional before closing, if possible. If installation can’t happen in time, funds must be held in escrow under a buyer-seller agreement.

Some properties and transfers qualify for exemptions, so the requirements will depend on your situation.

Planning a move next year? Let’s talk about how this could affect your purchase or sale.

It never feels like work when you hand a first‑time buyer the keys and see those happy tears. Years of saving and dreaming lead up to that moment, and I’m grateful to be part of it. If you’re aiming for your own driveway moment, shoot me a message.

🏡 What I'm Seeing in the Northern Rhode Island Real Estate Market Right Now

As a Realtor working throughout Northern Rhode Island, I've noticed some shifts in the market lately, and I think they're worth talking about!

For a while, it felt like nearly every home was selling immediately, often with multiple offers and buyers competing aggressively. While we're still seeing strong activity, the market isn't quite as predictable as it once was.

📍 Homes are sitting a little longer. Not every property is going under contract in the first weekend anymore. Buyers are taking more time to evaluate their options, especially when a home is priced above what the market supports.

📍 Pricing matters more than ever. Sellers can't automatically expect multiple offers or a sale above asking price. Homes that are priced appropriately and presented well are still attracting serious interest, while overpriced properties are seeing longer market times and price reductions.

📍 Buyers have a little more breathing room. We're seeing opportunities for negotiations, inspections, and seller concessions that were much harder to come by in previous years. That doesn't mean every home is negotiable, but buyers may have more options than they realize.

📍 Desirable homes are still moving! Updated, well-maintained properties in sought-after locations continue to attract attention. The difference is that buyers are becoming more selective about what they're willing to pay.

My biggest takeaway? We're in a market where strategy matters.

For sellers, it's about understanding your competition, pricing correctly from day one, and making a strong first impression.

For buyers, it's about recognizing opportunities, understanding a home's true market value, and knowing when to act.

If you're considering buying or selling, I'd be happy to share what I'm seeing in your specific area. Sometimes a conversation about the market is the best place to start!

Someday has a zip code, and it’s right around the corner. Picture a bigger backyard, a kitchen that fits the whole crew, and a quiet street where the kids can bike until the lights come on. Ready to see it for yourself? 📩

A little late posting this because life and real estate have been keeping me BUSY!

Excited to share that I've officially CAPPED at Real Broker! 🎉

So, what does that mean?

At Real Broker, agents contribute a portion of their commissions to the brokerage until they reach an annual cap. Once that cap is reached, we get to keep 100% of our commission for the remainder of our anniversary year!

It's a milestone that represents hard work, consistent production, and most importantly, the trust my clients place in me.

I've been so busy helping my clients achieve their real estate goals that I almost forgot to celebrate one of my own!

I'm incredibly grateful for every client who has trusted me to help them buy or sell a home, every referral sent my way, and everyone who continues to support my business. None of this happens without you!

Here's to continued growth, doing what I love, and helping even more families make their next move!

Thank you for being part of my journey!

One of the greatest compliments in real estate is having clients trust you time and time again!

I had the pleasure of helping these clients purchase their home, and when life brought them a new opportunity out of state, I was honored to help them sell it, too!

With my sellers already relocated, my priority was to make the entire process as seamless and stress-free as possible. I wanted them to feel confident, informed, and reassured that everything was being taken care of, even from miles away.

Repeat clients and reviews like this truly mean so much to me. Knowing that the experience I provide makes people feel comfortable and confident enough to trust me again is one of the most rewarding parts of what I do.

Real estate is about more than just closing transactions. It's about building lasting relationships and being someone my clients can count on through every chapter.

So grateful for their continued trust and these incredibly kind words! ❤️

Helping a first-time buyer become a homeowner is always special, but helping them take that first step into real estate investing makes it even more exciting!

What makes this one even more meaningful is that our connection came through a referral from a fellow agent. I'm incredibly grateful for the relationships I've built in this industry and for the trust other agents place in me when referring their clients. Those connections truly mean so much!

One of the things I value most about what I do is building relationships that extend well beyond the closing table. Knowing my clients feel informed, supported, and confident throughout the process means everything to me.

Reviews like this are exactly why I love what I do! ❤️

Thank you, Brock, for your kind words and for trusting me throughout this journey. I can't wait to see what the future holds for you and look forward to being part of your next real estate adventure!

Most first‑time buyers think they have to wait, but after a quick lender chat, the numbers often show “someday” is actually next month. Curious where you stand? Let’s run the numbers together. 🏡
