Third quarter has closed. The last one under way.

October through December compresses everything. Buyers want to be in before the holidays. Lenders want the year's numbers on the board. Files that have been open since summer all reach the table in the same twelve weeks.

The teams that handle that stretch well are usually the ones who spent September getting organized instead of waiting to see what October would look like.

Most title searches come back clean. The ones that do not are the entire reason the search exists.

What actually surfaces:
- A mortgage that was paid off years ago and never released.
- A contractor lien from a renovation the seller genuinely forgot about.
- A name that appears three different ways across the chain of deeds.
- An easement that never came up during the listing.
- An heir who was never accounted for the last time the property transferred.

None of this is exotic. It shows up in ordinary transactions, on ordinary properties, in every price range.

The variable is timing. Found in week one, these are paperwork. Found in the final 48 hours, they are delays with a room full of people waiting on them.
Which is why title work belongs at the front of a transaction instead of the end of a checklist.
