How to follow up with real estate leads who went quiet this fall.

Pending home sales fell 7.3% in September (NAR). A lot of leads hit pause.

Pause isn't no.

Do this today:
1. Pull every lead you haven't spoken to in a while.
2. Double-call: let it ring 3 or 4 times, hang up, call right back.
3. No answer? Send a short text. Say who you are and make it easy to opt out.
4. Log it in your CRM and schedule the next touch.
5. Keep going, up to 10 attempts, before you decide it's over.

Know when to push and when to chill. Just don't disappear.

Most leads aren't lost. They just stopped hearing from you.

How to learn real estate as a new agent: stop collecting courses.

Most new agents I meet aren't short on information. They have courses half finished, podcasts saved, scripts in a folder. And no appointments on the calendar.

In my book I put it simply: knowledge without action is just information.

The 3-step method I teach:
1. Learn a little every day.
2. Write down the one line you'll use this week.
3. Use it on a real call within days.

Then say it out loud with a partner until it's yours. One agent in her mid-seventies told me she still role-plays with someone every day, after more than forty years.

What to do when a real estate deal falls through.

The deal is gone. Don't let it take your week too.

1. Check in with your mood.
2. Rewind to the first thought. Usually: "This always happens to me."
3. Redirect with gratitude, then ask a better question: "What can I learn from this? What's the next step I can take?"

The next step is almost always the same. Pick up the phone.

Human leadership skills in the AI age: I was honored to share mine in Forbes this week.

Forbes Coaches Council featured 20 coaches on the human skills that will matter more as AI gets smarter. Mine is #2: "Human connection will matter more."

As AI handles more of the work, leaders have fewer excuses for not leading the people doing it.

Technology can raise productivity. It can't make people care, take ownership, get through hard change or give their best.

For agents, it's simple. AI can write the listing description and the follow-up text. Clients still choose a person they trust.

For team leaders and brokers: your people need you more, not less.

Price reduction script for real estate agents, word for word.

When a listing sits, how you ask matters as much as what you ask. Here's the version I teach for a Steady seller, plus one line for a Driver: "Do we want to sell this home or not?"

Practice it with a partner, free, in my Roleplay Club: https://www.turboagentpro.com/join-roleplay

How to be confident as a new real estate agent: stop waiting to feel ready.

Confidence is born from competence. And knowledge without action is just information.

Pick one script this week. Practice it every morning with a partner. Record yourself and listen back. Ask for honest feedback, and ask yourself, "What can I do better?"

Do that for seven days, then notice how your next call feels.

Cold calling tips for real estate agents: the script was never the problem.

It's the dread before the first dial.

After 30 years in real estate, this is what I teach agents:

Build tomorrow's call list tonight, so you never sit down wondering who to call.
Role-play your opener before you dial. Stand up. Smile.
Block 8 to 11 a.m. and protect it like a listing appointment.
Follow up. One call is not prospecting.

Prospecting isn't begging for business. It's offering help to people who need it.

Real estate agent burnout is real, and a lot of agents are feeling it right now.

Some are even thinking about leaving the business.

Before you make that call, check the signs:
Mental fatigue.
Physical exhaustion.
Feeling disconnected from your clients.
A sense that nothing you do matters.

Those aren't a verdict on your career. They're a signal to reset.

Here's what I tell the agents I coach:
Sleep 7 to 8 hours.
Move your body every day.
Set boundaries on your time.
Delegate what drains you.
Talk it out with someone you trust.
Reconnect with your why.

Burnout isn't a sign to quit. It's a sign to reset.

Days on market went from 10 to 60 or 90. What should real estate agents do?

This isn't the time to panic. After 30 years in this business, I've seen the market shift many times, and the same thing works every time: focus on what you control.

Your daily conversations.
How you prepare sellers for the real market.
How sharp your scripts are.

Slow markets are where skills get built. Use this one.

Personal branding for real estate agents: the agent they remember is the agent they see every month.

Not the one with the fanciest logo.

In my book I tell you about an agent I call John. Postcards on the 1st and 15th. A free market analysis twice a year. Birthday cards. A call every other month. Local videos. A monthly newsletter.

Nothing complicated. Just consistent.

After a year, his neighbors don't shop around for an agent. They call John.

Quick test: put everything you printed and posted this year side by side. Does it look like one agent or five?

My 4-step branding plan is here:
