Losing out on a house you love? That stings.

But you know what’s worse? Buying the wrong house because you were so focused on the pretty kitchen that you forgot to think about your commute, storage, or the repairs waiting around the corner.

And trust us, those are the kinds of surprises nobody wants after closing.

Buying a home in Kansas City should be exciting, but there are a lot of decisions to make along the way.
That’s where having the right people in your corner makes a difference.

Our job isn’t just to help you find a house you love. It’s to help you make a decision you’ll still feel good about years from now.

Which one of these would hurt the most?

Hosting has a funny way of showing you what actually works in your house.

There’s nowhere for 12 coats. Everyone’s standing in the kitchen while you’re trying to cook. And once again, you’re pulling folding chairs out of the basement.

But you learn a lot about your house when it’s full of people.

What worked? What drove you crazy? What did you wish you had more of?

Those are the things worth remembering the next time you’re looking for a home.

What’s the one thing you always wish your house had when you’re hosting?

Your house does not need to be “done” before you invite people over.

The dining chairs don’t all have to match. The boxes you still haven’t unpacked can stay in the basement. Dinner can be chili on the stove because you had zero interest in making a five-course meal.

People will still pull up a chair to the kitchen island, go back for seconds and stay later than they planned.

That’s the good stuff.

Your next home doesn’t have to make sense to everyone else.

You might be ready for less house because you’re over spending every weekend taking care of it.

Working from home might mean you can finally live in the neighborhood you actually want to live in.

Maybe you’d trade an extra bedroom for being closer to family. Or you’re buying your first home and realizing it doesn’t need to check every box for the next 30 years.

There isn’t one version of the right move.

It just has to make sense for your life right now.

Pumpkin patch season is officially here in Kansas City.

And depending on what kind of fall day you’re looking for, these five are all a little different.

Go for the giant slides and activities, the c***r donuts, the old-school hayride, or just an excuse to spend a Saturday outside before it gets too cold.

We rounded up five of our favorites and what each one is best for, so you can pick your kind of fall day.

Save this for your next October weekend.

The Kansas City real estate market is getting harder to sum up in one sentence.

Buyers have more options than they did a few years ago, and with that comes more room to negotiate. We’re seeing price reductions, closing cost credits, repair negotiations and sellers who are more willing to work with buyers.

But that doesn’t mean every buyer suddenly has the upper hand.

Homes that are well maintained and priced right are still selling quickly in areas where inventory is tight. In another part of the metro, a similar home might sit because buyers simply have more to choose from.

And that’s the biggest thing we’re seeing right now: the market will look completely different depending on where you’re buying or selling.

Johnson County isn’t behaving exactly like Jackson County. An established neighborhood with very few homes for sale isn’t the same market as an area where buyers can also choose from new construction.

So instead of asking, “How’s the Kansas City market?” we’re looking at what’s happening in your neighborhood, your price point and with the homes you’re actually competing against.

Thinking about buying or selling in Kansas City? Send us a message and we’ll talk through what the market looks like for you.

The steady hand behind so much of what we do at Ivy Home. Allyson is thoughtful, smart, organized, fun, kind and somehow manages to care more about every transaction than anyone else involved. 😂

But beyond all she does for our team and clients, she’s an incredible mom, wife, friend and simply one of those genuinely good people you feel lucky to know.

We’re so grateful she’s ours. Happy Birthday, Allyson! We hope you feel as celebrated today as you make everyone around you feel all year long. 💜

And yes… Allyson. Not Ally. Despite what Instagram has somehow convinced all of us to call her. 😂

We share a lot of the wins around here. The closings, the happy clients, the houses we’re excited about.

But real estate also looks like showing up on the wrong day, getting everyone lost, forgetting your own phone passcode at the worst possible time and occasionally finding someone asleep in the house you’re showing.

You really can’t make this stuff up.

Tell us your favorite flop in the comments.
