If I could go back and talk to a 2016 homebuyer, I’d tell them not to wait if they were ready.

In 2016, the median single-family home price in Kitsap County was about $284,000. Mortgage rates were around 3.5% that October. It felt expensive then too, and plenty of buyers decided to wait and see.

By September 2026, the median had reached about $592,000, and the national average 30-year fixed mortgage rate was 7.4% as of October 15th.

That’s a difference of roughly $308,000 in the county’s median sale price. It doesn’t tell us how much any individual home appreciated, but it shows how much the market has changed.

We can’t know what the next ten years will bring. But waiting for the perfect market can mean overlooking opportunities that fit your life today. Buying the right home when you’re financially ready gives you the chance to start building equity on your own timeline.
